Nice to live here...get screwed when you leave

So the apartments are "luxury" apartments, and you feel like it's worth the high rent to live there. Nice location, beautiful surroundings.

One thing we constantly struggled with was the water -- either it wouldn't run hot, or our washing machine wouldn't run any water at all. Even when maintenance came and "fixed it" we'd end up calling them again a month later with the same problem. Neighbors complained of the same thing.

Then it came time to move out (we purchased a house). Our deposit was $875 plus a $25 key deposit. We got back $312 in the end. They dinged us for needing to paint the walls (which were NOT in bad shape), having to clean the carpet a second time (even though we produced the required professional cleaning reciept), cleaning the windows, floorboards, etc etc. They even charged us to clean a sink (which was NOT dirty). For them to have screwed us out of that much money (alot of which was for regular maintenance that most apartment complexes consider a part of their business) was ridiculous.

We were not alone. My hubby and I were recently eating out, and were talking loudly to our friends at our table about the situation. The table next to us interuppted us and asked "Did you live at Fox Ridge Lakeside'". They had experienced the same problem.

Again, it's nice to live there while you're there, but don't expect to be treated fairly when you leave.

Ditto. These clowns treat the security deposit as a profit center. Besides it is a stupid business decision to treat tenants this way. Shortsighted profit thinking which will hurt them in the long run.

I am just now experiencing the same thing. I knew they would keep part of my deposit due to an unfortunate accident that occurred with the bedroom carpet. Anyway, I fully expected and knew they would have to replace that. But I just recieved not only a letter telling me I would get nothing back, but also a BILL for an additional $100 . I was shocked. I did the cleaning exactly as they said - we spent a total of about 5 hours cleaning the place after we emptied it. However, I missed a few "spots" so they charged me about 30-40 bucks for that. They also charged me to spot clean the carpet, which I had professionally cleaned when I moved out (and also once while I lived there - and I only lived there one year.) The fee for spot cleaning was more than I paid either time to have the entire carpet cleaned! That all left me with about $450.00. I could not believe my eyes when I saw that they took that to repaint the apartment! Who does that!? After a year of living there, you KNOW they will have to repaint anyway! They know that! I agree that they use the deposit money, given in good faith by their own tenants, to get the place ready for the next tenant. This is, I suppose, one of the ways they have gotten so rich. But is just simply wrong. And I, for one, will never rent or buy from them again. And the truth is, we were planning in a couple of years to buy a home in one of their upcoming developments. As for all these nice reviews - well, let me tell you what I know to be true. They house alot of their family and "friends" in their rental communities. I am sure they are the ones writing the good stuff. Lucky for them to be related to these developers! NOT! We just moved into Orchard Ridge and what a difference! Even though we are new tenants and have not experienced the move out yet, I can already tell you how much nicer they are and how much better we were treated from the beginning. I fully expect that to be the case when we leave. After all, a rental is usually not a lifetime commitment! There should be no punishment for leaving!

absolutely! I left another Gambone Community a few months back and lost ALL my security...now you'd think I was a pig who punched holes in the wall and had spots every 10 feet throughout the place...right? WRONG!! I cleaned weekly,had the place professionaly cleaned when I left and hired the best carpet people when I left (the nimrods require you pay at least $175 to have their worthless garbage ugly cheap carpet cleaned when you leave)tHEY RIPPED UP THE CARPET 2 WEEKS AFTER i LEFT AS i CAME BACK AND TOOK PICTURES FROM OUTSIDE AS THEY HAULED IT AWAY!! I took pictures and thought I'd get at least $1100 of my $1200 back... guess what? nothing...zip...zippo... $0 back and they tried to say I OWED THEM $??? when I threatened a lawsuit they went away, but dared me to sue FOR THE SECURITY...the Fat agent even implied they had a "judge who saw thing their way"... WHAT???? So if you plan on hanging a picture god forbid,you better due so withou a tiny hole in the walll...ZING!! $300 TO PAINT 1 WALL???!!! that tine dark scuff on another wall when you moved out..ZING!! $300 MORE ON THAT WALL!!??? tHE TINIEST SCRATCH ON THE CHEAPO GARBAGE VINYL KITCHEN FLOOR THAT FATSO SAW ON HER KNEES??!! $450 FOR A KITCHEN FLOOR??? 1 lightbulb out under the microwave ($.99 at home depot) ZING!! $30.. WHAT!!!????? $30 FOR A LIGHTBULB!!!! YOU CROOKS..SCUM...LOWLIFES now..most places today require $99 security deposit with good credit...insist on this or you WILL lose most if not all of your $$$...OR JUST FIND ANOTHER COMMUNITY also...just don't pay your last months rent or trash the place...CAUSE THEY WILL SCREW YOU ANYWAY...PUT IT ON THEM TO SUE..IF ENOUGH PEOPLE DUE IT,THEIR COSTS WILL SCYROCKET AND MAYBE THEY'LL RETHINK THEIR " JUST SCREW THE TENANTS AND PUT IT ON THEM" ATTITUDE do the agents get a "cut" of what they keep?? do they payoff the judge who "sees things their way? well,there should be an investigation... the owners of these little concentration camps were indicted on tax evasion and both went to "club fed" for a couple years...just google it and read... also, currently in a class action suit at Abrams Run for not being handicapped accesible... can you say "lots of attorny's fees owed"? maybe that's why they are screwing good,classy,clean tenants who ALWAYS payed on time and lived with class and left an emaculate unit... class...a word they don't understand... AVOID!!!
