I've lived here for three years, and overall it is a very good community.
Deauville's strength is the staff, which has always been extremely friendly. Nancy, the manager, is great. The few repairs I have needed have been done right away.
The apartments are about 25 years old, and the kitchens and layouts show that. My 1 bedroom is a perfect size. Some of the 2 bedrooms are cramped. There is no upgrade the more room you have. The townhomes have small outdated kitchens and layouts, although I hear they are upgrading. Still, I don't think they are a good value. Some apartments have new flooring, which helps a lot.
The new owners have focused on improving the exterior, the grounds. That is a nice improvement. However, the tennis court and the basketball court needed to be re-done 3 years ago and we are still waiting. The "gym" is tiny and acordingly few use it.
Parking is usually available, although some areas are prized b/c the tree sap gets on the cars. There were break-ins into cars about a year ago, but I have heard nothing since then and it feels safe here.
I had squirrels in the walls a year ago and it took them 4-5 weeks to get a pro to deal with it, which is way too long. But they responded after I sent a nastygram and the problem was fixed. 12 apartments share a single washer and dryer, which is not enough, so there are conflicts over that.
Other complexes, like Belmont Ridge and Eagle Ridge, are newer by about 10 years and are definitely an upgrade in price as well as amenities. This may change if Rimco (the new owner) decides to start upgrading the interiors here. Overall, Deauville is a good value, although I'd shop around in your space range to get a better idea.
