Too many problems

Problems with the building:-
a. When I signed my lease, the management advised that a gym will be in place by the Spring. By the summer no gym and they advised via leaflets that they have made arrangement with a gym on Walnut to reduce their fees for residents of 1930 Chestnut. Unacceptable as the rent tenants paid included the value of a free gym.

b. They charged me Common Area Maintenance ("CAM") in my electricty bill although my lease did not provide for me to pay this. CAM electricity charge means the tenants are paying for the electicity used to operated the elevators, to light/heat/a/c the common areas. Unacceptable especially in light of the high rent. Apparently they have written into the newer leases for tenants to pay this charge, I doubt most do not know what they are paying for although their electricity bills must be high.

3. It took almost 6 months for the management to apply a credit to my electricity account for the amounts I overpaid for the CAM charge mentioned above, despite numerous letters, emails and telephone calls to the leasing rep, the VP and the company that does the electricity billing. The credit was applied AFTER I moved out of the apartment.

4. After making a stink about the gym etc they agreed to let me out of my lease 1 month early, then despite accepting my notice to vacate, they tried to tell me that I could not move out on the date set out in the notice I gave them over 1 month previously and which they accepted and thus tried to get extra rent from me. I had to threathen legal action and write some stern letters to them for them to do what they were legally bound to do!.

5. The leasing person then showed persons my apartment without advising me previously as required on the lease. One day I was at home and was frighted as she entered my apartment with a prospective tenant. Then lied to my face and asked if I got her message! A little courtesy goes a long way.

6. The buidling has a sophisticated entry system linked to the apartments which the managment refused to advise tenants on how to operate to let in visitors in the event the guard is not at his desk. I had to go downstairs at least 3 times to let in visitors when the guard was not at the desk.

7. Bad layout of apartments.

8. No draws in the kitchens for cutlery etc.

9. The false fire alarms at one point were averaging one per month. Mostly caused when it rained and water got into the basement. One would think that after the second fire alarm they would have fixed the problem. The fire alarms usually take place at the most inconvenient times such as 7 am when you are rushing to get ready for work or 11 pm when you are in your bed!

10. No hot water for several weeks in the morning in the fall and no notification as to the reason.

11. Power outages!

12. Poor management - I had so many lies told to me, broken promises, lack of response makes living there a nightmare. Frustrating to say the least. For 6 months I battled with them to get out of the apartment and to get refunded the amounts I overpaid. Even on the day I moved out I received I notice from them that I was delinguent in a portion of my rent, notwithstanding that I had a written agreement from them to pro-rate the rent.
