There are a lot of glowing reviews on here, and I am just adding mine. This building is incredible. I always recommend it to everyone I know who is moving downtown. I have had ZERO problems in 3 years here. Some of the major things:
1) the staff are all very friendly and always helpful. Several of the doormen know me and my boyfriend by name and know our apartment number. If I've overlooked that I have a package, they'll notice and tell me when I'm on my way in. The maintenance guys, van driver, everyone is awesome.
2) Super-thick walls. I hear NOTHING from apartments below, above, or next door. The only noise is from outside and I can hear it even though I'm above the 20th floor. But street noise doesn't bother me, so that's not a con for me.
3) Maintenance is always quickly taken care of. The few problems I have had are immediately fixed. Our hot water heater broke on Valentine's day evening, and it was replaced within a couple of hours.
4) Free laundry on every floor. Enough said.
5) NO bugs. I admit that my apartment is a mess and dishes have been known to sit in the sink for a week at a time. Not one bug or rodent, ever.
6) Very spacious for the price and location. Walk-in closet is also a huge plus.
7) The location is great, since it's right in between Center City and the Penn/Drexel area. Public transportation close by. Trader Joe's a couple blocks away. It would be nice if it was just a couple blocks closer to Center City, but that's it. And being right on Kelly drive is great in the spring/summer.
8) Gym is convenient. It's small and far from state-of-the-art, but its free and downstairs.
9) Cheapest garage parking I could find in Center City.
10) The shuttle is awesome in the freezing winter and sweltering summer! You do have to come down early to get a spot sometimes, but it's a great amenity.
So if you are still reading, that's it. I love this place and dread the day when I have to move out, since no other place I have looked at, in or out of the city, can compare for this price. 2400 Chestnut has spoiled me for all future apartments.

How are the utility bills? I heard that the insulation wasn't so great, but otherwise everything that's posted suggests this place is great.

Sorry for the late reply - just realized this was here! Residents pay electricity only. I asked about the normal amount before I moved in, and was told on average $100/month (higher in summer/winter and lower in spring/fall). This has been exactly right. My bills range from about $80 - $130 for a 1 bedroom/1 bath apt, and I am pretty liberal with the heat, AC, and light. I have heard other people complain of drafty windows, but this has never been a problem for me, so I can't really comment on that.
