I recently moved out of a 2br/1ba apartment located in University City at 36th and Lancaster after 3 years. The location is great and the apartment is fairly modern compared to a lot of what can be found in the neighborhood. Not stylish, but spacious and did the job though not without defects. If there are problems, be prepared to invest some time.

Negatives:
- presently past-due with returning my security deposit with no contact whatsoever (see next item).
- terribly unresponsive maintenance for any non-critical issue. Getting through to anyone on the phone is always quite an ordeal. You can leave a message, but they won't ever return your call unless there's something they want. Once you get through to a person, be prepared to be assertive, clear, and thorough or nothing will happen. If they tell you that they will call you back, don't count on it happening.
- took over a year to get them actually fix the tub faucet which had been constantly running at a low level the whole time. Well beyond reasonable and it only happened because I stayed on them and cut down their numerous BS excuses. Once they brought someone out who actually knew what he was doing, it only took a few minutes.
- paper-thin, insanely leaky windows compounded by vents on the ceiling (warm air rises!) makes for a very cold winter. Doesn't help with the outside noise either, including the trolley that runs right in front.
- very rare upkeep outside of the work required to stay up to code
- the abysmal laundry room finally got redone and cleaned toward the end of my stay, but it won't be maintained. Also took them much longer than announced to complete, leaving the building without laundry for weeks.

Ahh it seems nothing changes with these people. I was the property manager for 6 months during 2008 and resigned due to these type of unprofessional business practices which are instilled in the employees by the owners, the owners are nothing but center city slum lords. Keep up with getting your security deposit. If they do not return it to you within 90 days, you can petition the courts and they will have to pay you triple what they owe you.
