Quiet, safe, great maintenance, but outdated kitchens, bad plumbing, and high rents

Solid pre-war construction makes for very quiet apartments. You hear absolutely nothing from neighboring apartments. However, if you're interested in quiet, make sure you get an apartment on an upper floor. The ball room, located on the 3rd floor, can have loud music and live bands as late as 1 a.m. I live on the 10th floor, so it's no problem for me, but if you lived on the 5th, 6th, or 7th floor it would be an annoyance.
The maintenance staff is very good and comes fast. If you have a maintenance issue it's always fixed the same day, usually in less than a couple hours. However, there is a problem with the plumbing. You'll be washing your hands or in the shower, and the water will be warm one minute, then scalding hot, then back to warm, then suddenly ice cold. Maintenance has not been able to fix this, and I'm convinced it's a widespread problem in at least some parts of the building.
The apartment themselves are relatively spacious and have lots and lots of closet space. A big walk-in closet in the bed rooms, a big laundry room, and at least one or two other closets depending on the size of the apartment. The apartments generally get new carpet and fresh paint prior to a new tenant moving in.
The kitchen is a bit dated with 1980s laminated particle board cabinets in mediocre condition. Appliances may be new or old, depending on the unit. Washers and dryers are large capacity stacked units. All appliances are electric, and heat is electric as well. Heating and air conditioning units are old and not energy efficient. This makes for high electric bills. For a 1 bedroom, winter electric bills are $80 to $120 and summer electric bills are $160 to $200.
The rent for this building is high, but you get a great location, responsive staff, genuinely concerned management, and quiet, relatively spacious, apartments in good condition.
The building is very, very safe. I'm a female medical resident, and I'm often coming and going at late hours, and I feel totally secure as soon as I get in the door. There's always someone at the front desk 24 hours a day to keep sketchy characters out.
In summary, I love living here. The professional management, quiet apartments, and location are worth the expense.
