Management boasts the $35.00 gas heat surcharge has been dropped.Do the math when you get your PECO bill with your new A/C / electric resistence heating unit spinning your PECO meter like a top.Management also stated the new A/C's were installed as an improvement for the tenants. When the main motivation was to saddle the tenants with their entire heating bill without a proportionate adjustment that should reflect in a rent decrease.I have no respect whatsoever for the staff at Brookshire Trace. In almost every dealing I have been involved in with them regarding maintenance at my mother's unit I have walked away with an us versus them feeling.I have called Liss's main office for numerous unsatifactory responses to maintenance request to no avail.I guess the motivation for this post would be to vent my frustration rather than to expect a response to some of our legitimate requests. In closing my warning is, don't beleive the accolades on this site that have obviously been authored by Brookshire Trace management

It is very unfortunate for this resident that their heating bill was higher than normal.
Before Liss, residents had enormous A/C bills($400?). Now they don't. Heating now is not included, but residents at many Apt locations must pay heat.
Brookshire residents are just learning that they cannot keep heat at 80 degrees. It is just a waste. We do have many elderly and they do like heat up high.
Since this is their first year adjusting to the heating conversion, I can see from where complaints might come.
What never is mentioned, is that until Liss, there were no upgrades, no improvements. You were lucky to get something fixed. We answer our maintenance requests at our site office, not corporate. That statement was not accurate.
Residents have been getting their washers/dryers/sinks/lights all fixed. For a CHANGE now.
Look at our townhomes. They speak for themselves.
The property speaks for itself.
Remember that in this economy, we need to budget our utilities. Whether it be gas, electric, or oil. That will lower overall costs.
Peco has been very good to our property. They offer a 55% discount after 600 kw used each month.
Unfortunately, you cannot make every resident happy all the time, but we try.
Where else can you get a brand new townhome for $1095? Stainless steel appliances, new cabinets, counters, carpet, paint, lighting, vertical blinds, and pool.
All which costs along with a brand new heating and A/C unit.
Visit us today! You'll be glad you did.

Remember in this economy, we also paid for sticker-granite countertops and sticker tile flooring. So I agree to the above statements. I also would like to know where my hard earned cash is going when I have to pay a $100.00 fee per person to use a pool that i was told waas included. Why do non-residents also get the option to use it if they don't even live here on the property that aren't guests. I think that $100.00 is a ludacris amount for your current residents. Understand that $100.00 is still $100.00, if Liss Property group wanted to be greedy and money hungry that they could of at least made this pool charge alittle more affordable per person. I just think charging for something that was stated to be included prior to move in is just tasteless. =(

If pool is included why do residents have to pay $100.oo per person to use it for the season... I think it's a good way to take advantage of your resident, so basicly pool u should say "... an pool that would cost u $400 extra to use it if ur a family of 4. All other properties I paid over $1,000 in rent included pools... I just don't understan where my money is goin on this one if it is included... Is there a bar or toewl service??? Hmmm...

I completely agree with the previous post about the pool fee. Next, they will try to charge us for something else that was included in our lease like parking (which sucks anyways) or snow removal in the winter (which they don??t do until AFTER everyone is already at work). Maybe if Liss included a few things like a lifeguard, pool activities, food and a lower pool fee ($100 per family isn??t cutting it, $100 per person was worse!), the tenants wouldn??t mind paying a few bucks but hey that??s just me.
