I've lived here about 7 months now and love it. The doormen are all nice, and most of them know my name. Dan, the afternoon doorman, is more than happy to discuss everything from Wall St. to quantum physics with you. If you stumble in at 3 am, there's always the chance that one of them will be asleep, but this isn't a problem as the door is shut and locked -- so no random people off the street will be wandering in. It's quite safe.
Some of the good things... location, utilities included, and a very quiet building. You can still hear the occasional loud mouth on the street below, even from the top floors... but it's really not that bad. Noise is about like any other place you'd find in Center City. After awhile, you even ignore the fire truck that speeds down Market every 5 minutes. No, really!
Location-wise, you're a block or so from a few coffee shops, it's a 10 minute walk to Trader Joe's probably, Rittenhouse Hardware is handy, the park is right here, and the bus stops right outside the door. Good for getting where you need to. There are also several good bars less than a 5 minute walk away if you're into that sort of thing.
Maybe more importantly is that in my 7 months here, I have not seen a single roach, silverfish, spider, mouse, or lion in my apartment, and my apartment is a studio next to the trash room. The building is really pest free from everything I've seen.
Laundry in the basement -- it's almost always quite clean. Very convenient, too.
Some of the bad things... I think the elevator hates me and everybody else in this building, but that's just me. It's slow, and occasionally goes out of order... but when it does it is fixed within a few hours, and the doorman will take you up in the freight elevator so that you don't pass out from running up 13 flights of stairs. Sometimes it will decide that it will bring you to your floor, and not open the doors... and sometimes it will randomly stop on the 7th floor and open the doors. Maybe its girlfriend lives there -- no idea. Also, the elevator doesn't go to the basement, so doing laundry requires that you leave the elevator and huff it down some stairs -- not a big deal at all, though.
As other people have pointed out, it's slightly more pricey than a lot of other places. But it's not ridiculous for Rittenhouse Square, really. And I feel like I get more than my money's worth -- but you may shed a tear if you do something like divide the price by the number of square feet, or something equally accountant-like.
A last word of advice... the studio apartments have the best view in my opinion. They look North and East... lots of nice buildilngs to look at. The other apartments look mostly west towards Penn, Drexel, and WonderfulWest Philly.
In conclusion... it's really nice. You'd like it. It has a sushi bar accessible through the lobby, too. I promise! SROlYjGrgm2VnM-SactV
