I moved in 3 months back. I was lucky to find a renovated new apt. The design and appliances are modern. Management and maintenance are very helpful. Haven't seen too many pests, except for a few in the bathroom. People living in the complex are friendly and quiet. I love the gym.
Pros: Germantown avenue shopping strip, lined with cozy coffee shops, bakeries and other retail shops, is a stone's throw away. There are 3 railway stations(Wyndmoor, Chestnut Hill and Allen Lane) in the vicinity. A decent shopping centre right across from the complex.
Cons: Snow removal can get tedious, especially if you have to shovel the ice to remove your car. Little pricey, but evens off eventually. High non-refundable deposit. Heat not included. Laundry facilities need to be more modern.

Yeah, this place is great, especially when you consider how it has been a construction site for the entire 5 years that I've lived here. And most especially when the construction contractors scream obscenities to each other outside my window, or churn up the lawn outside my window to mud by using it as a parking lot for 5 years straight. That's when I really appreciate the management's incompetence. Or when my heat didn't work reliably for 3 years in a row, with dozens and dozens of separate breakdowns, and they would patch it up temporarily with a band-aid fix till the next breakdown a week later. But perhaps the best thing about this wonderful complex was when DeVry used it as de facto dormitories. Man, all that graffiti, trash, vandalism, and subwoofer noise really made you glad to be living in such "luxury", as the management calls it. And since the kids hardly ever studied, but spent all their time playing video games, drinking beer, smoking pot, watching movies, watching TV, yelling to each other, vandalizing the buildings, breaking the exterior locks, and teaching themselves amateur musical instrument lessons, I guess their mommies shouldn't be surprised if they were only getting C averages in their classes. When did they have time to study? What a great place CHV is!

I am sorry to learn about the inconveniences you have gone through. I consider myself lucky to be not having seen all that yet. The management seems to be redoing a lot of the houses and I hope that the quality of housing improves over time. If you are moving in, make sure you ask for a new apt else you are in for trouble, i guess.
