Hey prospective renters,

I'm leaving Grandview after two years for another job, so here's my five cents' worth.

Pro:
-Decent location; can walk right to Walnut Street in 7 minutes. Also, can easily walk to Market East and catch the Airport Express train (if you want to save some $$ on parking)
-Comcast apartment service is standard; only premium channels (like HBO) are missing
-In house gym
-24hr attendant at front desk, who signs for UPS packages for you; front doors need either keyswipe or front desk(wo)man to open after hours
-Police station across the street (good) and NO WORRIES about cop cars constantly driving off with sirens ablaze (better)
-Condo association tries to throw some mixers for the residents
-Some hotties for sure -- I mean, it's got at least 14 residential stories!
-Some *excellent* restaurants within 500 feet of the building--try Lee How Fook!
-Very easy access to 95 N/S, 676, Ben Franklin Bridge
-Christian (front desk watchman) is awesome. He tries his best to remember everyone's name, is very friendly & tech savvy, and will even call cabs for you. Hope the CAMCO management doesn't force him out!!

Con:
-Rents vary widely among units, because officially it's a condo association, not an apartment complex
-NO MAINTENANCE; **you are on your own** (same reason)
-NO laundry in units
-Paper-thin walls (occasionally get the moans, groans, etc... ;)
-Odd/Small configuration of the 1BR (although there may be some different floorplans). In the one BR, it is basically a long rectangular strip with a *lot* of wasted space. A dining table does NOT fit (because Grandview used to be a long-term hotel for business travelers -- HOWEVER, bedroom comfortably fits a queen-sized bed, dresser, sectional, nightstand, bookshelf)
-NO PARKING - until very recently, the tiny lot attached to the building was patrolled by gangsters who would sneak in with their tow truck & attempt to carjack your guest's car BEFORE you could get the 30-minute slip
-It's annoying as hell to drop off your groceries in the lobby, park your car, *then* take your groceries up to the unit
-->The mail(wo)man is HORRENDOUS. Time-sensitive documents of not in the standard 9"x4" size (for example, Priority Mail-sized flats) WILL COME TO YOU LATE--to the tune of *a week*. If it's that important, have your sender ship via FedEx/UPS.
