I'll be up front. I am not a former or current tenant but I did visit the property. Let me start with the positive. The space was pretty ample and the views were fantastic. The area which this place is in is actually not bad - the better part of Chestnut Hill.
However, I was totally shocked how old looking this place is. The empty unit we visited had not been painted, 70's style wood floors were rough, 70's kitchen was dirty and there was a note notifying everyone that a exterminator would be coming by. The lady showing us around said an exterminator has to come by EVERY week to kill the mice. Not exactly a great sell. The rest of the building looks run down as well. To top it off, the income requirements to rent here are insane. If you want to rent a 3 BR, you have to be making $100k . For a 2 BR, it's more than $90k . Talk about insane.
As for the other reviews, my suspicion is they did not see any other places or they are postings by management.

I wrote one of the other reviews and I can assure you that I am a current tenant and not part of Hill House management. While I will agree that maybe the building is a little older and that the styling is not the most up-to-date, calling the building run down is an absolutely unfair characterization. An exterminator does come by periodically as part of a normal pest-prevention program (which I would expect and appreciate), but I will say that in the time I have lived in the building, I haven't seen a single mouse or even so much as an insect. I don't know if the person that told you an exterminator has to come every week was mistaken or you just misunderstood, but from what I've seen (or haven't seen in this case), the building does not have a pest control problem. I did look at other apartments in the area prior to renting at Hill House and I really couldn't find a better value anywhere else. Everyone is entitled to their own opinion of course, but I just don't think that all of what you said about the place is fair and I don't think that it should discourage others from looking at Hill House. It really is a very nice place to live.

I agree with the person who wrote this original article, the place is over priced and close to a train station. The rent requirement when I inquired for a place was 4.5 times your income. I'm not sure if that's legal but it sounds like they try to "redline" who they want to live there.
