This is BY FAR the worst apartment complex in Northeast Philadelphia

I haven't lived here that long, but it's been long enough for me to look for housing elsewhere after my lease is up.

First I do have to say that management has been nothing but super nice to me. I have never gotten any inappropriate attitudes from them, and they always seem concerned and willing to help. The property manager is really great and he tries his hardest to get things done and keep the tenants happy as far as I know.

This apartment complex could be really great with a little more time, effort and $ put into it.

- My maintenance requests are always answered but not so much in a timely manner. And they kind of just patch over the problem instead of fixing it.
- There's definitely an infestation problem. No mice but lots of roaches.
- Parking is pretty good
- Appliances are kinda shoddy. Noisy air conditioners.
- Pool is kinda small and sort of a painted over hole. It could defintiely use some renovation.
- Windows aren't so good. They don't hold air/heat in very well, and they also let little critters in.


UPDATE:
- The management still has yet to have a snotty attitude, however the tone of their voice will most certainly suggest that they have no time for you or your concerns, and are very condescending.
- They WILL scam you out of $1000's of dollars once your lease is up (for instance: charging cleaning fees for appliances that weren't even in the apartment). This is guaranteed. If you are prepared to lose ALOT of money and are willing to live in a hole in the wall, then this is the place for you.
- They use a low key small/unknown gas compnay to supply heat and hot water. You get charged for HEAT during the SUMMER months.
- Be aware, this company uses cheap, old and shoddy fixtures, carpet, appliances and walls/drywall so that you WILL break them and they can charge you for it at the end of your lease.
- Please understand it is almost certain with this property/company that you will receive little or none of your security deposit back.
- No matter how much you scrub, the mold will keep coming back.
- Be sure to purchase roach motels before you move in, and lots of bug spray. You can keep cleaning your home day and night, there is an infestation problem and it will not fix anything, nor will their half a** extermination spray.
- There is ONE washer and dryer in the laundry room for 12 apartments with 2 people living in them. Good luck getting your laundry done.
- The pool - still a painted over hole in the ground.
- Disregard the previous statement about the property manager, once you are no longer living there, he's an a** hole who has no time for you or anybody else.
- All updates and notifications (rent increases/instructions, end of lease term instructions) are taped to, or thrown on the floor by your door.
- Yes, they are very sweet. and nice, and understanding before and right after you sign your lease. It will change. I assure you.

This place would be more valuable bulldozed to the ground. From reading other reviews about other properties owned by Liss, I'd say they handle all of them in the same manner. And while a little more money and effort would fix up the property, no amount of money would satisfy the greed of the lumpenproletariats that are running this place. Good luck. And I hope you find a better apartment before you make a HUGE mistake.

Oh to answer the handicapped accessable question, not at all. 3-4 flights of steps in each building, no elevators.

There seems to be some changes since the new property mananger took over. I hope to see many more.My apartment is very nice awith no mold or any problems and I plan to stay and see the progress here.

If you think it is nice you must have very LOW standards of living. Good luck to you. You're gonna need it, that is IF you are actually a tenant and not management.

everyone is so right about this place the owner should be ashamed of themselfs. they called themselfs landlords they r slum lords. Thank god they made Mike Wilky step down that was one of their biggest problems get it done cheap so they can see that i'am doing my job. well look where it got him nowhere. also the owners need to check up on the management maintance alittle more then they do.yes the pool is a problem here as well. that should be repaired the right way this year not half*** as it is always done. again mike is not here anymore maybe things will be done now and not three months down the road.
