Let me start by a correction. The correct address to this dump is 631 Leverington Ave, Philadelphia Pa 19128. There is a sign out front, that says "Under New Renovations". That sign was put there as a ploy! There has never been any new renovations. The front door locks are broken to date, and they have been broken since 2002. Anybody can come in off the streets. Yes, it is true that maintenance is non - existence. The few maintenance guys on staff, claim management sucks and that management is aware of all the problems. For some reason management wants the building to rot away by doing miniumum work, according to maintenance staff. Most of the time management chooses to be rude to you or avoid your phone calls, and when you do get in contact with someone in the office, they just give you a run around.Basically if something breaks, you better be a very handy person. The hallways smell like piss, and haven't been cleaned on a regular basis for a couple of years. Also, the walls are very thin, so hopefully you won't have noisy neighbors. For some reason current management is very lacking, and should be replaced. The place gets worst, year by year. The stairways are dirty and nasty! The heat is free, but sub-standard. It either barely works or excessively over-heated. License and Inspections have been here several times to view the problem, but management always sham it off with minor adjustments. At this point you will find a lot of vacant apartments and people who can afford to, are breaking leases and moving out quick. Even people that have been here for years are shocked by the decay and are planning to leave. Also avoid having important mail sent here! The mailboxes lack security and even the mailman throws mail on the ground, so be careful.
This place is only good if you are looking for cheap rent and apartments riddled with dry wall decay, and don't care about security, maintenance and a clean environment. Its a shame management is letting this building decay. The apartment is located in a nice area, and the apartments are rather spacious for the price. But for some reason, L&S management is choosing to allow the building to collapse.
