Above Average

I've lived in this building for almost four years. Finally buying a place and moving out, so I thought I'd share the knowledge I gained over the years. Overall, I'll give it slightly above average. You can do better, but you can certainly do a lot worse.

PROS:
-- Excellent location. NL is a great neighborhood and this building is just far enough away from the hot locations (Piazza/Liberties Walk) to make day-to-day living relatively calm and hassle-free. CLose enough though that it's a simple walk down.
-- Big apartments. Lots of sq. footage; high ceilings
-- Well-priced. Very reasonably priced for what you get
-- On-location parking. Gated parking for only $100/month (well worth the convenience and peace of mind).
-- Friendly inhabitants. Have yet to meet any jerks.

CONS:
-- PAPER THIN WALLS. This issue is HUGE. If you are a young professional on a normal M-F schedule, this could be a major deal breaker for you. I can't stress this enough. If you usually retire for the night before 11pm, and expect relative silence, do not move here. Why they didn't blow some insulation in b/t the places when constructing, I have no idea.
-- Crime. Yes, it's the city and crime happens everywhere. However, there are literally dozens of projects starting on 6th and going up past Broad. You need to stay on your toes around here more than you would anywhere in CC, Fairmount, or Pennsport/QV areas.
-- Heating/cooling. Never really bothered me much b/c I just layer in the winter and use a fan in summer, but the high ceilings coupled with wall of windows, makes it almost impossible to keep apt. cool in summer or warm in winter.
-- 5th St. If you're looking at a place with windows on the East or North sides, you're in for some seriously loud traffic. 5th St. is like a freeway and the motorcyles in the summer months are deafening. Personally, I welcome that white noise as it sometimes drowns out my neighbor's bass.
-- Location. I listed this in both pros and cons. The pro is the immediate neighborhood of NL. The con is that you are on an island. You really don't want to go very far North of Girard or West of 7th St. for safety reasons. And, for several blocks to the South is somewhat of a no-man's land. You're kind of cut-off from the rest of the city, and cabs aren't consistent yet.
