If wishes came true....

The ups:

1. HUGE, SPACIOUS apartments - Bang for your Buck.

2. Families, Seniors - Sense of Safety inside the complex.

3. Beautiful view (If you are lucky enough to get an apartment with a courtyard view)

4. TOM, TOM, TOM. The most awesome Manager on the planet! Congenial, well known, you actually SEE HIM DOING THINGS ALL THE TIME (He's like a freaking Consierge!)

5. Fairly good maintenence response, but, even if I have to call again, I just call Tom et voila! It is taken care of!!!

6. The price is awesome for what you get! Hate having my electric and gas seperate, but at least the electric isn't PECO *Shudder*

7. Covered and uncovered parking is offered at a reasonable price.

8. Noise levels are appropriate. May get a little loud on weekends, but it is weekends. Quiet as a tomb during the weekdays. Apartments well insulated. That is, so long as everyone abides by the lease and gets the required floor coverings/padding.... The first few months I moved in there was this woman with a dog above me and you could hear the SCRAPING of it's claws EVERY time it ran across the floor (Shudder). But, once I brought it to her attention, I didn't hear it anymore.. Guess she cut his claws'''

The Negatives:

1. The neighborhood is not the best (muggings anyone'')

2. Across the street is Alden Park, which provides a great view and a false sense of living near luxury. (I say false b/c I have resided at Alden park for years and, despite it truly being a lovely place, don't think the price is nearly worth what you get... But that is another review)

3. Besides the families and seniors,... there are STUDENTS. Philadelphia University's boom has brought on a boom of loud, smoking (I don't mean cigarettes) students. For the most part, the noise levels are low, but I have woken up to the INTENSE, nauseating stench of marijuanna more than once. But, after politely informing the persons below that I would dial 911 on the next occurence (That's what fire escapes were invented for people) there were no further incidents.

4. This is Philadelphia and with that comes a certain level of crime. I never knew of anything happening on premise, but, I do know of a few things happening right around the corner, or, once, right infront of the building. Just be on your guard, this is not the suburbs.....

Could be better lighting at night in the courtyard... for certain. Maybe I'll mention that to him. It's not well lit at night....

5. GET PAID PARKING... Otherwise you will be crusing the streets for a LOOOONG time... (no exaggeration).

All in all, I cannot think of a better place to live if you are a grad student looking to finish up, or a family just passing time while you are inbetween homes or what have you.

Again, Tom makes the entire place worthwhile. I personally haven't had complain about anything, but I see plenty of bitching tenants and the man must have been carved of marble and crafted within the fires of Mount Patience...

Nice to have someone do their jobs, REGARDLESS of how he may TRULY feel about the tenant... I like that kind of competence and It makes me renew my lease time and time again....
