View first, Sign later, keep records

BEFORE you sign your lease, view your actual apartment. Park Towne has a habit of showing a furnished sample, but renting apartments that are worse in condition (i.e. bugs, damage, etc). Your lease will say "Tenant and Park Towne have viewed the apt". You have the right to see your actual apartment before you sign a lease; insist on viewing your specified apartment!
If you decide to move in, keep accurate records of everything. Record maintenance requests, and keep the maintenance invoices, keep monthly invoices for utilities as well. Keep a copy of your lease and the damage report. If you see or experience bugs or vermin, report and record it immediately, PTP will exterminate. If you visit, call or email management keep a record of communication.
For utilities, my roommate and I found that the cost is a bargain. We get a toasty apartment in the winter and a cool apt in the summer, for much less than we paid in our last residence.
PTP also offers a 24-hour gym, pool, restaurant/ bar, grocery store, hair dresser, yoga studio, dry cleaners, and a shuttle to center city and Temple/ Drexel (however, it is occasionally late or not running at all).
If you keep meticulous records, this can be a great place to live. PTP offers amazing amenities to its residents, but PLEASE keep a record of everything. I recommend this apartment to those who take the time to view it before signing a lease, and those who are willing to keep organized records of reports, complaints, and damage.
