I lived at Park Towne and recently moved out. I can't say it was the WORST place to live, but there are definitely a few things I wish I knew when I chose to live there:
* Security is a JOKE. Anyone can just walk in, especially if they wait for a tenant to use their FOB to walk in. The night "security" men usually look like they are asleep.
* Mice and roaches. They will be in your apartment. I suggest getting roach traps and a cat, because thats the only way to deal with the problem. It's just part of city life, so I cant complain about mgmt's role in that.
* Utilities are VERY unfair. They are calculated by square footage of your unit and the number of people on your lease. Be prepared for HUGE gas bills in the winter. Don't even bother being conservative with AC or heat, because you are paying for your neighbors usage anyway!
* Management is the worst. They have no respect for the tenants. I had a simple question for the accounting department about my rent bill and I called every day for a week and left numerous messages and NO ONE even bothered to call me back.
* Parking onsite is impossible to find. I would highly suggest getting a Zone 6 pass because I had one and I never had a problem finding Street Parking

I really wish people would not write reviews about how anyone can walk into building. First, that is not true. Second, it provides information to any criminal out there to consider targeting our community for a crime. Personally, I do not appreciate your review because it hurts those of us who still live there because you make us a target for crime.
Again, as stated in my previous reviews and comments about this community, some of the people who live here are seriously lacking in intelligence. This reviewer is a perfect example of that. Why don't you just post hours when criminals can come in, and draw a map while you are at it?

Actually anyone CAN walk into the building, because my boyfriend would come over at night and just walk in behind someone who used their fob. Half the time the guard would make him sign in, but other times they wouldnt say a word. If Park Towne wants to be competitive with other Center City complexes, they need to step up security. Other complexes will CALL the resident who the guest is going to see. I dont understand why Park Towne can't implement a system similar to that.
Regardless of what people post on this site, crimes are still going to occur when security is subpar.
And about the questioning of this reviewers intelligence--- they obviously had the brains to high-tail it out of this place. Kudos to them!

I left Parke Towne at the latter end of April. Thanks to these reviews I was forewarned and forearmed. I moved out a day early (my lease ended on a Sunday) and went to the management office and requested that a representative sign for my keys which included my forwarding information. I was told management doesn??t permit them to sign anything. Since I wouldn??t leave without proof (and it??s hard to rent an apartment with a disgruntled tenant in the office) I was given a copy of my return envelope with a Park Towne stamp.
Despite my best efforts to ensure Parke Towne had my address, I was never sent a bill for the final utilities. It was merely posted to my account on 5/1 and sent to a collection agency on 5/8. To add insult to injury, they billed me for the entire month of April even though I moved out before the end of the month. Since I was charged for a partial month when I moved in, I expect to pay for a partial month on move out. Management was quick to reply to my inquiries about the bill until I pointed out that made a mistake. Since then I have emailed the apartment manager every day and do not get a response. I refuse to pay the bill until it is corrected.

the person who said that people who live in park towne are lacking intelligence is a perfect example of one of them. if you don't realize how poorly managed park towne is, no wonder you're still there, wasting your money like an ignorant -------. and if you weren't so ignorant, you would know that there have been a NUMBER of security incidents in the last 2 years despite this review or any other. next time you swipe your fob and hold the door for someone, think about how good the security is before you start throwing stones.

I agree wholeheartedly with this reviewer. I moved out of Park Towne about a month ago and I am STILL dealing with the incompetence of their management. The only polite people there are in the leasing office -- go figure. Have you ever noticed how easy it is to get in touch with the leasing office at the Park Towne website but that the names and the contact info of the management office are conveniently not listed?
I would also like to address the issue of security. Security at Park Towne is absolutely terrible. Rarely do people have to sign in and rarely do you need a key fob to enter the building. If you don't believe that, don't take your key fob with you one day and see if you are able to get into the building. (Hint: you will be.) Honestly, I don't think that is a welcome call for criminals. Frankly, if Park Towne's security were better than you wouldn't have that concern at all. I think of this as more of a warning to potential residents.
With the housing market what it is, there are so many better, more affordable options to choose from. This is a buyers' market and Park Towne needs to step up their game. However, if you enjoy paying for your neighbors' utilities and amenities that you'll never use then by all means, put Park Towne on your list. I guarantee you'll want to move out the second your lease is up just like everyone else.
(On a side note, the management does use the high rate of tenent turnover against you. I was told by a community manager that they didn't want to replace a broken appliance in my apartment because since there is high resident turnover no matter what they would rather focus their money and energy into getting new tenents rather than helping current ones.)

By sending you to collections for a bill they gave you no chance of paying, they are flawing your reputation and credit history. Get a lawyer and sue for defamation of character. Ask for the entire rent paid for the duration of the lease plus utilities as restitution. These heartless slugs are the same outfit that did not put the air-conditioning on several years ago when all utilities were included in the rent, claiming it was broken. An elderly woman died in her apartment as a result. They deserve to be punished for what they have done to you. Get a lawyer who specifically deals in landlord/tenant law.
