DON'T LIVE HERE-THERE ARE BETTER OPTIONS, BUT NOT MUCH BETTER

I am so sick to death of living here. My wife and I been here a long time, have wanted to buy a house and have had the money, but my job was also sending me to different territories and I never knew for sure how long I'd be in this particular area. Let's start with the positives: They keep the grounds very nice (they care 100% about the outside and appearance but not so much about the inside of the apartments). They've repaved the lots, recently replaced all the windows and sliders with brand new ones, repainted siding, added canvas covers over all entrances to each buildling; they pick up litter every morning, dispose of leaves, and do landscaping. The office staff at times has been unbearable (yes, Noreen was a horrible and had threatened us once or twice, but she's gone now), however the present staff is very nice and try their best to help you as much as they are personally able to. (KRISTIN IS THE NEW, VERY, VERY NICE PROPERTY MANAGER!), and Tina and Eileen are great and very helpful). The maintenance staff is very nice and very responsive to our needs. We have never had a problem getting something fixed after asking no more than a few times. Keep in mind they are not going to fix something that absolutely doesn't need to be fixed (i.e. replacing appliances that still "work" or fixtures or countertops). Parking is good. They go around and put orange stickers on the cars that are not legal, and after 30 days they actually tow them away. In the last few years, I have never had a hard time parking. BUT - that may be because their occupancy rate is way way down and they won't admit to that. My wife says to just ask your postal carrier; he knows what's going on he knows it all. It is very quiet in our court and we have never had a complaint about noise - no rowdy neighbors or music or fighting. We got new carpeting a few years ago and I didn't have to fight for it, which was a nice surprise. And recently we got a brand new dishwasher to replace the 40-year old one that didn't actually clean the dishes. I do really think the staff tries hard, but I believe their hands are tied by the corporation that owns this complex.
Now for the negatives: The entire place is infested with huge roaches. There is nothing you can do about it except have them schedule extermination (every Thursday they are here). This will keep you from actually seeing them scurrying across your floor for a while. Problem is this just makes them run to the next apartment, but they will come back. The inside of the apartments are falling apart, literally. This is a very old complex and it more than shows it. There is MOLD everywhere; the showers are full of mold in-between and underneath the 40 year old tiles in the shower, and underneath the sinks. Also mold is growing inside the walls that border on the outside, only underneath a thin layer of paint. I've seen grey fuzzy spores growing on the paint after severe thundershowers!! The countertops in the kitchen are literally crumbling. There is extensive water damage to the outside walls on both ends of my apartment. They won't fix it propely, they just scrape off the peeling paint, spackle it and repaint. The wood is rotting around the windows so badly that my wife can no longer find a solid space to put an anchor into it to hang even the simplest curtain rod. She tells me washer and dryer unit are so old that they do a very poor job of cleaning and drying. The walls are cracking apart, and there are water stains on the ceiling of our bedroom. The central air-conditioning units are ancient and don't work, they are really inefficient. It's like not having A/C at all. Turned up full-blast, I've had temperatures in my unit of 84degrees in the summer, and electric bills of over $250.00 a month!!! The balcony seems like it is rotted and about to give way. When I'm out there with my wife, I sometimes wonder when it's going to collapse. AND WORST OF ALL, THEY RECENTLY CHANGED THE POLICIES OF THE MANAGEMENT COMPANY AND YOU NOW HAVE TO PAY FOR EVERY SINGLE UTILITY. ALL THE UTILITIES USED TO BE INCLUDED IN THE MONTHLY RENT, BUT NOW WE HAVE TO PAY FOR GAS (HEAT, HOT WATER (shared water heater), WATER AND TRASH REMOVAL. AND ON TOP OF THAT WE HAVE THE ELECTRIC BILL TO DEAL WITH. UNBELIEVABLE!!!!!!
Unfortunately, I have extensively researched the entire NE Philadelphia area and into Bucks County and there are very few viable alternatives. I would highly recommend paying $200-300 more and moving to Langhorne, Newtown or Yardley into one of the only three "newer" complexes in the entire area. Since they've started making you paying for all the utilities, you won't notice too much of a difference and it would be well-worth it. Good luck.
