I have read many bad reviews of the Sterling Apartment Homes and wanted to give my perspective as a new tenant. To date, I have found the front office to be very efficient and helpful. I have had 2 issues with plumbing that they responded to within 30 minutes. During my move in, they allowed me to lock one of the elevators for more than 6 hours and the security team was helpful in guiding my movers with their 2 24ft trucks. Is it perfect, no but we have to be fair and not give the building a bad name because of a few issues. The front security is weak in the evenings and maybe not the friendliest but we are not paying for a Concierge. The front office has been fantastic to date. Now, I don't know what it will be like in 1 year or 2 but so far so good. Something to definitely complain about is the lack of sufficient parking in Park America. They were not able to accommidate my SUV but, there are several parking options within a few meters. I actually found a cheaper option just across the street.
Lets see how things develop over the next months, but I am bullish it will be a good experience.

I had the same thoughts as you as far as two years into living there. Then things went downhill. I'm really not one to complain about apartments, but my relatively nice two years was completely ruined by how horribly I was treated and dismissed by these people. I would start looking for a new apartment ASAP. DON'T RENT HERE!!!!

Just an FYI -- If you are parking your SUV in the indoor lot behind the Sterling it is DANGEROUS. I had my car broken into there, and when the cops came they told me it was a weekly occurence. Homeless people sleep in the stairwells at night, and if you are there really late/early you may bump into one. It's a HORRIBLE lot. You are better off on the street.
