We've been here for a year and will renew our lease. As long as we live in Philadelphia we'll stay in this building. The neighborhood is great and getting better too! My husband is able to walk to work and we have some amazing parks within walking distance. The parking is bad. We have to rent a spot in a nearby parking garage... but there's no noise, plenty of laundry rooms, helpful doorman service and friendly neighbors. It's clean, quiet and in a great location. I have lived in this building for two years and live for the day I move out. The elevators are constantly breaking down, there is no freight elevator, we had several days last winter with no heat and the association is now charging $300 just to move into the building. There are no ice makers or garbage disposals and community laundry facilities are located throughout the buildings. There is a $1.65 charge for the washer and the same for the dryer. I found this somewhat expensive considering the rents charged. The washers and dryers break down on a routine basis and, like all the appliances, are below builder's grade. A newly implemented policy states you can move in and out of the building Monday through Friday, 9 to 5 and fines of $250 are being levied if you move anything out of the building at any time other than what you stated on the move out form. A current tenant recently moved from one unit to another in the West Building and was charged $300 for the privelege of moving his things using the stairs. The building has had 3 management companies in less than 2 years and the first, Philadelphia Management Company, is not depositing escrow monies in interest bearing accounts as required by law and are not paying the interest to the tenant. This is not a building I would recommend to anyone.

Wow! It sounds like you've had a terrible experience. I'm so sorry to hear that!!! I can only think of one time that the elevator was broken since moving in a year ago (but I'm on the second floor, so it wouldn't impact me much honestly.) Also, my heat has worked consistently and we have garbage disposals. I was unaware of these fines! That's awful. Our experience here has been great. We were especially happy when they switched from Hotwire to Comcast. Initially that was our only complaint.
