From the instant you come in the lobby, you know you've found something unique. Located on the corner of 15th and Spruce, the streets are lined with great bars, theater, and easy walking access to subway and bus lines. There is a series of doormen on evenings and all weekend long. Laundry facilities are well lit, modern (pay with a smart chip card), and clean. The mail room is well lit and in plain view of the doorman. There is even a small waiting area with plush chairs to sit if you're waiting for friends. I can't speak on all the rooms in this place, but I fell in love with my room as soon as I stepped inside. There's plenty of heat and hot water and the pressure will blow you threw the wall if you turn the water all the way up. The great part is that utilities are a flat-fee per month (under $50) for gas, electric, water. Internet and cable are extra, but reasonably priced. There is no on-site parking and the area can be noisy if you are below the 10th floor. You won't have the pluses of a garbage disposal or dishwasher, but most units have hardwood floors and new appliances. The management is super nice and helps you out, but they can also be laid back. Work orders are processed by the in-house facilities team which is really fast (often next day service for minor problems). This place is totally worth it and I recommend it for tenants under age 30 (although there are many much older tenants here). (I will actively edit this post until I leave this rental property.)
