Okay, all puns aside I must say that if you compare this townhome community with others of its kind you'll find that mostly the location has the overall bearing on better leasing costs.

Located in Phoenixville, the community almost borders the very nice Kimberton area which places it in a much better section of town. Security is always a factor with me, me I find that if you keep your cars locked at night you'll avoid being targeted by the local crack-heads sweeping the lot looking for something to steal.

The townhomes themselves are mostly pre-fab construction that were built around 1960, making it one of the first townhome complexes in the area. The construction is not at all solid and the expensive electricity bills, insect problems and poor noise insulation are all a result of this.

As far as anemities VS price, I would go for the more expensive $1300 three bedroom if you want a lot of room and a finished basement, otherwise the 900 a month 2 bedroom will suffice.

Parking is ample depending on where your at, it may be a noteworthy mention that you are not allowed to park boats and other non-standard type transportation on the lots. Also be aware that if you do not have your vehicles registered they will immeditiatley be stickered for a tow.

I have had a few complaints regarding the office but for the most part they do the job okay. The newest security officer seems to have a real unproffesional attitude.

One mention about the parking lots, kids are literally everywhere around the playground area. I have had several very close calls with very small children just walking around in the middle of the road. There are also a few little smartasses that seem to enjoy riding around on their bikes forcing cars to swerve around them at the last minute. Parents need to put a stop to this crap but the office wont act until a child get runover and the parents sue I'm sure.

We pay our rent on time, follow the rules and get along very well with our neigbors of which the majority are young couples who either have kids or are just waiting to buy a house.

Its worth mentioning that if you hookup a washer and dryer its $20 a month more.

I'm not sure why everyone is saying that spiders are everywhere. We get some huge ones around the back and front area but not many in the house. They dont each much anyway.

If you can deal with slightly lower cost housing until you can join the ranks of homeowners then I would recommend checking it out. Otherwise go up to malvern and king of prussia and pay $300 more.
