First, In regards to hearing everything your neighbors do. I hear my neighbors go up and down the stairs on occassion but I have to be in the room where their stairs run next to, so I hear one neighbor if they go up and down the stairs while I am in my dining room. I heard them talking as I walked up my walkway to my front door and when I went in and shut the door I heard nothing. Just out of curiousty I stuck my ear to the wall to see if I could hear them and I heard a very very light murmur of talking and when I went back outside they were yelling or should I say talking loudly lol! So you can hear them if you live with you ear smashed to the wall all day ;) I heard their radio once but that was because they were being obnoxious and only for about 15 minutes. If you hear your neighbor call the manager she will take care of it for you.

Insulation is not that great, the electric bill is kinda high about 250.00 but that is for FOUR people, 2 adults and 2 children.

In regards to their being bugs, their are bugs ANYWHERE you go. Ecspecially in the hot whether. I have 2 kids and have had NO problems with ants, roaches or spiders. I see them outside and once in a while in the corners a daddy long legs but that is no threat just suck em up with the vacuum cleaner and no more spider. That is the only time I have seen bugs in my home.

The infrequent mowing is non sense.
Since I have moved in they have been out atleast once a week, mowing, edging, etc. The lawns are kept in great shape.

The carpet is dark colored which is also nice ecspecially if you have young children like we do.

They allow you to paint any color inside and upon move out they will provide you the paint to put on only one coat you do not have to cover it completely only one coat. They have a professional painter come in and do the rest. They take care of the holes you put in the wall from hanging pictures, etc. They even have a carpet cleaner come out for you at their expense.

They let you even put up wall paper which we have done, along with painting. You can treat your yard like YOUR yard, putting in plants, etc as you please as long as it look nice and you keep it up.

The playyard is great, my kids love it. The laundry facilities are clean though I have never used them I have seen them on my way to the in door pool which is also a nice asset to the community.

In regards to parking we have NEVER had a problem. We are guaranteed one spot directly in front of your door. If you have two vehicles then one infront of your door and one in the additional parking areas they provide which every building has so not sure why people are complaining about parking.

The lighting in the community has never been a problem for me. There are a few street lights as with any community and WE the tenants control our own outside light. So if you are going to be out late then turn it on so you have lighting as you approach your door. That seems reasonable to me.

The patios outside are a little worn down, they are wood and that tends to happen in extreme enviroments. So that is to be expected so I put down all weather plastic carpet.

We have the 2 bedroom, 3 story, finished/walk out basement unit and it's lovely. The tiles all match between the bathrooms, kitchen and entrance. The carpet is a pretty mixed brown. The appliances match. Their is a smoke alarm on on 3 levels. Their is cable outlets in the basement, living room and master bedroom. Their are phone jacks in the kitchen, basement, living room and both bedrooms.

Our electric bill is about 250 per month and we keep the temp. at 70 degrees and sometimes lower. Our water bill is 15.00 for 4 people. Rent is very reasonable for the area only 5 minutes from Valley Forge National Park, 202, 422. Only 30 minutes outside centercity via 76 east. There are grocery stores within walking distance, dry cleaners, day cares, etc. Everything you could possibly need is within 5 minutes including take out, diners, Kmart, Sears, etc. We are also only 10 minutes from King of Prussia and about 20 minutes from Malvern.

So in my book I would definetly recommend this place to my friends :D
