Good and Bad - Just Watch and Document Everything

I lived here for 6 years and finally decided to purchase a house. The houses are about 30 years old and some show their age.
Positives
- You have a house with a basement (some are finished) and a deck for a little bit more than just a 4 room apartment
- The windows were replaced about 2 years ago
- The location is pretty good. It's less than 5 minutes to a shopping center with Giant and KMart. It's only a couple of minutes to downtown Phoenixville and the shops and restaurants.
- The ground is maintained pretty well (grass cut every week, snow removed promptly).
- It's usually pretty quiet (depending on which area you live in)
Negative
- The houses are around 30 years old and are showing their age. The decks need to be replaced (they are doing this now. You could see the gap around the doors where the light would come in. We had to put towels and fix this ourselves to save money on electric (particularly in the winter).
- Some of the maintenance men need to learn to fix things (they sometimes need to be called multiple times to fix the same thing)
- You get different answers when asking questions in the office. One person says this and when you call back, you get a different answer.
- There are a lot of college age kids living in the development. Most of them seemed to live in the houses near where I lived. They all had cars with loud stereos and mufflers that made a lot of noise.
- I saw the police a couple of times. Generally they were called for domestic disputes and ended up taking at least 1 person away.
- Parking can be a problem if you have more than 1 car or if your neighbors can't follow directions. We had 2 cars and 1 assigned spot in front of the house(OK), but the neighbors in the next set of units over had 4 cars and their friends over all the time. They would constantly park in our spot and calls to the office would go un-returned. A call to the police helped to fix this.
- There were no lights in some of the parking lots. If it was really dark out and you forgot to put on your outside light, good luck getting the key in the lock.
- When we moved in and filled out the paperwork with everything that was damaged/broken or needed to be fixed, we filled 2 pages of legal paper (both side).
The one thing that really stands out is when our heater broke. We had the maintenance guy check out our heater since it smelled like burning rubber when it would run. He did this on a Thursday and told us it would just go away. Saturday morning when I woke up, there was black ash all over the house that came out of the vent from the heater. Apparently, something in the motor seized up during the night and caused all this black ash to spew into our house. We called the office and they sent a maintenance guy to check it out. He told us what happened and he needed to replace the motor in our heater. We asked if this could have been prevented if someone had seen this and he said yes. We called the office to see what they would do to help clean our house (since the heater is technically theirs) and they told us they wouldn't do anything. After speaking with a friend who runs another apartment complex, she said they should have paid to have our house cleaned as well as dry clean any clothes that got dirty too.
Over all, it's not a bad place, just watch out when dealing with the office and document everything if possible. Get it all in writing.
