I have lived in Eland Downe for a while now and I have to say that it is one of the nicest places around for this price range. I live with 4 adults in a 3 bedroom house. I am astounded at the accusations that the person who reviewed this place before me has said. The rent is reasonable, parking has never, ever been an issue (ever!), the grounds are beautiful and well kept (including the playgroud), and all the neighbors I have met have been wonderful!
The person below me said that if you go to the playgroud you get ticks. First of all, I have been on the playground and have never gotten a tick or a bug bite. Secondly, if I did, I shouldn't be surprised because I am OUTSIDE! What do you expect maintenance to do, round the clock tick control' I also swim in the pool 3-4 times a week during the spring and summer and have yet to see anything dirty about it at all. I don't know what pool that person has gone to but it certainly isn't the same one I have gone to.
Although it is true that for most rooms you do have to buy your own lamps, my walls are far from falling apart. No plaster has ever chipped in my house. Perhaps, though, I am just not as hard on my walls as that person is. Also according to that same person, the walls are paper thin. Well, I live next to two young children (one of them is practically a toddler) and I have never, ever heard a peep. Nothing.
As for the washed and dryer, I do not have one in my house so I can't oppose that except to say that they have been wrong about everything so far so they are probably wrong about that.
Now onto the electric bill. Yes it is electric heat and central air. That being said, my air was down to 60 degrees during the hottest parts of the summer (I live with some cold loving people) and was up to 80 in the winter. I have yet to see an electric bill over $200. I don't know what other electronics they are running in their house, but it must be large because my bill has never gotten that high.
Then they complain about the splintery decks. Well they should be happy to know that the management company has replaced all the decks. The new decks are composite and plastic so there should be no complaints about splinters anymore. Then they complain about the size of the decks. First of all the decks are larger than any decks you are getting at any other complex for this price range. The managers may be a bigger deck, but I can look at all my neighbors decks and all of us have more than enough room. Everyone has lots of leftover space. Also the satellite dish thing is crap. The people that lived in my townhouse before me had a satellite dish.
Now onto the charcoal grill thing. I was told about that on the first day we showed up at Eland Downe. It was never some secret that they hid from us.
Then the person complains about the place not being kid friendly. It sounds like they have a bunch of rowdy, disrespectful kids and they are yelling at the community instead of their kids. It's probably their kids fault that none of their neighbors like them either (or maybe it is just their unpleasant attitude. Apple doesn't fall far from the tree, after all).
I have been on good terms with the management since I moved in and have never had any trouble with them. I had one instance where my air conditioner wasn't working to it's potential (probably because I put it down to 60 degrees) and I reported that. The next day they installed a brand new air conditioning system and I haven't had a problem since. Literally nothing has gone wrong with anything in the house. Maintenace was punctual and professional. Maybe I just have an amicable relationship with management because I pay my rent on time, live by the rules and don't knock on the managers house at night like an idiot. That's just rude! Call her during the day. I have before and never failed to talk to her.
All in all, I couldn't ask for a better place to live. It has everything in it's favor and I will be renewing my lease next year. As long as you are a person who can follow the few simple rules, pay your bills on time, not harrass the management and keep your kids under control, then this is the place for you. The person who wrote a review before me is a retard. I love Eland Downe!

your an idiot you must be a manager, I paid my rent on time every month. I would love to know who you are so I could punch you right in the mouth for even talking about my kids. Maybe we lived in different parts of the complex & your part is quieter. Maybe the pool is clean now but when we went it wasn't. DON'T VER TALK ABOUT MY FAMILY AGAIN

Why are you hanging out at the playground if you have no kids? Kind of odd. The pool is a filthy disgrace. The decks have NOT all been replaced. Some have, some are still in dire need of replacement and it's treacherous to even step onto the older wood decks. Next time, you might want to be less obvious, management, before posting something like this. Anyone who lives at Eland Downe knows the real deal.

I do not believe that your bill has never reached 200 dollars if you set the thermostat like you say you do.Especially in a 3 bedroom. I am frugal with my thermostat settings and the bill was ridiculous. And I do not have a lot of electronics to rack it up. It's high because of the heat and air conditioning. You seriously responded to every point the previous reviewer made with praise. What "tenant" would do that?

I agree with the person posting this review. If you pay your bills, respect your neighbors and the staff and keep your kids under control, your should have a happy life at Eland Downe. If not, good luck!
