I required a place while going through my divorce, so I opted for the short term lease six month lease with renewal option.

As others have posted here, Bear Run will keep your deposit even though you follow their move-out sheet to the letter T. Bear Runs move-out sheet is quite extensive, it even includes that you clean your window screens and blinds and more or you will be charged. This is not discussed in any move-in paperwork only the paperwork you get when you give your notice.

They jump through hoops to claim anything they can to keep from returning your deposit. I paid a $500 deposit, plus a non-refundable pet deposit of $200(was told this is to cover any pet damage) plus $20 pet rent per month which I thought was very reasonable.

Upon move-out I had a cleaning service come in and detail my apartment after my belongings were out and had my carpet professionally cleaned to ensure that I followed the move-out instructions to a T.

My experience at Bear Run:
Bear Run actually claims that my little 3lb Chihuahua destroyed the carpet, which is Totally NOT true. The carpet was NOT new when I moved in and was noted in my move-in inspection sheet. My little guy has been housebroken for more than four years, he s taken out on a more than regular basis and does his business when out and is always kenneled when I m away and can t take him with me.

After moving out, I had waited approximately two months for my deposit to come in the mail as they promised. Finally, I called them, and called repeatedly, when getting a person, I was told they would check on it, put it in the mail if it hasn t been already. No check ever came. I then began to email, it took three emails before I got a response from a person I had never met before saying I owed them money because the carpet was ruined! I responded WHAT! She responded back with pictures of carpet, they were all pictures of the backing of the carpet showing there were HUGE stains upon top of stains and more stains. There was not even a way to tell if that was even from my apartment.

Should my Chihuahua have EVER had an accident(which I m 99.9% sure he never did) there is no way he could pee that much in a six month period. You will not believe what the pictures looked like. My Chihuahua would have had to pee gallons at a time every ten minutes. Not to mention, if they truly believed my Chihuahua ruined the carpet, why did it take for me repeatedly asking for my deposit back with basically no response from them for almost three months before they decided that not only do they get to keep my deposit, but I owe another five-hundred dollars. I find this quite suspicious, if my carpet was truly ruined, they would have contacted me right away about it, not me having to contact them repeatedly with requests for the return of my deposit.

Luckily, I did take move-in and move-out photo's. I since have gotten a signed affidavit from the carpet cleaners stating that my carpet was not ruined and there were no stains on my carpet before or after they steam cleaned it, a letter from my vet stating it is physically impossible for a 3lb dog(even one that was not housebroken) which mine has been for years, to do that kind of damage in a six month period and it is quite evident the stains are from large dogs over a long period of time.

Sadly, I have to sue to get my deposit back. So I recommend, if you plan moving into Bear Run, long or short-term and you have a pet, make sure you plan in your budget to owe additional if you request your deposit back. Take Lots of pictures, note everything, when you leave get written statements from everyone as to the condition of your apartment so you can act quicker than I when suing for the return of your deposit.
