Very high rent increase

It seemed good place to be and rent was ok. However they do not have straightforward business practices.
I just received my lease renewal letter and they increased my rent by $70 / month. This is more than a 10% rent increase.
They are giving new lease for my floor type with lower rent. So it is not that they are charging me current prevalant rate.
I am stuck and will end up paying more than new tenants.
I am outraged and have never seen such a huge increase in rent.
This is the general complaint of all residents.
So if you are planning to move in here because the rent the rent looks good then do not.

Rental increases are given based upon the current market conditions, occupancy, availability and the rate charged by other apartment communities. Carriage Park is very mindful of how rent increases affect a resident's budget, but it is unreasonable to expect an apartment rate to be less thank what the market will allow. Also included in this equation is the expense of maintaining and improving the community. In the last 18 months Carriage Park has replaced all elevators, remodeled all highrise lobbies and mail areas, installed new windows and sliding glass doors in the majority of units and created a fitness center. These improvements alone cost millions of dollars. From time to time a "special" or "concession" will be placed on certain units for various reasons. This is no different than any retail business putting a product on sale. I have to disagree that this is the general complaint of all residents. I don't believe that one resident speaks for 953 families. And the overwhelming majority of residents are renewing their lease agreements. |

well then you are dismissing this complain saying this as one off for all residents. I have talked to a lot of residents but they feel locked in becausing moving out is not easy so they have nothing but to renew lease.

I TOTALLY AGREE WITH THE RENT INCREASES. I PROBABLY WILL NOT RENEW BEING SOME RESIDENTS JUST DO NOT KNOW HOW TO USE THE SIDEWALK WHEN AVAILABLE AND THE NOT SO PLEASANT SMELLS FROM COOKING THAT DO PERMEATE MY APARTMENT AND I BETTER QUICK. I'LL NEED MORE SPACE. HOWEVER, MAINTENANCE HAS ALWAYS BEEN THERE WHEN CALLED UPON, AT LEAST IN THE LAST YEAR AND A HALF. SOMETIMES MESSAGES GET LOST. SOMETIMES I FIND CONGENIALITY NOT A STRONG POINT AT TIMES. WHEN I RENEWED MY LEAST AND SPOKE ABOUT THINGS I WANTED AND NEEDED DONE, THEY WERE DONE AND FOR THAT I WAS GRATEFUL. I DO BELIEVE THO, THE HIGH RENT IS GETTING TO BE TOO MUCH AND YES I HAVE ALSO SPOKEN WITH RESIDENTS WHO ARE NOT HAPPY ABOUT THE RENT INCREASES. FIVE OR TEN BUCKS MIGHT BE O.K. BUT NOT
$50 PLUS. I FEEL SAFE HERE AND LIKE LOCATION BUT THIS IS THE LAST YEAR.OH YES, ONE LAST THING WELL NOT REALLY BUT $50 TO UNLOCK YOUR DOOR!!!

Manager has lied on this one! She increased my rent by ($100) and never notified me before they did it.
This is a violation of Pennsylvania law. (30 day notification)
Another Violation of Pennsylvania law, Manager refuses to reveal Bank where deposit is held. (Deposit belongs to Tenant not landlord!)
