The Good: I lived in Carriage Park for two years and had a relatively good experience. I rented one of the townhomes, which was spacious (especially the upstairs bathroom) and having my own washer/dryer in unit was wonderful. The rooms were large and bright and I rarely heard noise (or received smells!) from my neighbors. I found the neighborhood to be quiet and safe, and a great place for a single female to live. I have no complaints regarding the management, and the maintainance staff is extremely responsive and friendly. When my air conditioner broke the first summer I lived there, they inspected it the day of my call and arrived with a replacement unit the very next day. I had a few bugs get in that first summer, but simply went to the hardware store and bought that "RidEx" spray stuff that you spray around the outside of doors, and problem solved. Also didn't have any problems living here with a pet - I never paid pet rent or a pet deposit- not sure if that is policy or just the oversight of whoever wrote up my lease (who, incidentally, no longer works there). Maintainace took great care and consideration of my pet when they would come in as well, which was one less thing for me to worry about.

The Bad: The rent increased considerably since I first leased there, which is the main reason I decided to move out. Not to mention the gas bill, which in the winter months is ATROCIOUS - I had one gas bill that topped $300 for one month with the thermostat set at 68 degrees!! (I understand that the price of gas has gone up, and the 6 summer months combined only totalled about $12, but it would be ideal if management could figure out a way to "average" the cost of gas, or spread out the cost over the term of your lease so that you are not smacked with a huge bill in the middle of winter.) When I initially moved in, I made several requests to replace the stove (old and in bad condition, plus my neighbor got a new one upon their move-in) and at lease renewal for my second year I asked about window/door replacement to help with the gas bill. The windows and doors are EXTREMELY DRAFTY to the point where you can see the curtains moving from the incoming air. The townhomes also do not get storage lockers, unlike the other aprtments, and there is very little closet/storage space for miscellaneous items, so I had to keep things like my box of holiday decorations in the downstairs powderroom. As far as the neighboorhood goes, one must take great care driving the streets because many of the residents tend to walk down the middle of the road. Otherwise I have never had a problem with any of the residents.

Loved the space and location, hated the cost. If the rent hadn't gone up so much or the gas bill weren't so high, I'm sure I would have stayed there until I decided to purchase a home.

I would like to thank you for your comments regarding your stay at Carriage Park.

Carriage Park is experiencing higher occupancy and lower availability than it has had in many years. The rental market in general has improved significantly. These are just a few factors that go into determining the rents. The demand for units at Carriage Park is quite high and our supply is limited. While this is an ideal situation for the owners of the community it does increase the market value and rent for the residents.

New windows have been installed in 75% of the community. The remaining units, including the one you lived in, will be done over the next year or two. I do agree that the older windows are a problem. In fact I live in one of the townhomes with the old windows and am looking forward to replacement myself.
