A major problem of carriage apartments is there so called lease policies i wander in this recession period they want us to give a 2 month notice prior even on month to month basis rental scheme plus the whole 2 months rent even when there apt is being already rented to the other party with no gap in between den y we people have to cut down our pockets .In this recession period job is not secured so people opt for monthly rental scheme but in that also they r exploiting us just bcz indian people prefer it bcz of indian community over here this is really very ridicolus...........this is really very bad .

Manager's Response

From: Manager Date: 07/20/2009
The lease requirements should not be a surprise to anyone who moves into Carriage Park. All policies, including the required notice to vacate, are explained in the lease. Sixty day written notices are a common practice in apartment communities nationwide. This is not something that is limited to Carriage Park or Dreyfuss. There are not any "recession" clauses to the lease agreement.

They did the same thing to me and now there is a credit mark on my credit report for 500.00 We should sue them for this, can we sue for unfair unjust renting practices ? The contract was pushed on me and not properly explained, especially the part about requiring a 45 day notice to end the agreement after the initial one year period was up. I want to sue them for defamation of character due to the bad marks that they are putting on peoples credit reports. Also they lied to me and told me that the total bills for this apartment would be about 130.00 and mean-well they where more like 300-350 a month! Then when I complained on here, they acknowledged that they have known that there are many problems with the older buildings and they know that they need updated... They did not tell me that when I was singing my lease!!

I was a prior resident here and lived for about 2 years and I faced the same issue with them. I come to this site once in a while to check if any of the residents took any action against them. The complaints seem to be the same. Even after 2 years, when I think of the way they closed my moveout, I am overwhelmed and cannot express it in clear words. It is as if they are smartasses and the residents are lowclass and dumbwitted. The staff are not competent and cannot even prepare a proper lease document. What is the deal with taking a photo copy of the social security number ? If I start again, I might spoil my day. We found the same issue after I moved to a new apartment with the management. Now we changed the approach and forced them to behave. One of the residents is a doctor and she canvassed door to door and asked the residents how they felt and documented their greivances. She got about 80 of them and along with their signatures and sent copies of it to the management and to the local authorities. Finally the management were FORCED to change themselves and a new set of staff with fresh energy and good ideas were added and previous ones removed.

I am unaware of any such canvassing or documented greivances. I'm also unaware of Carriage Park being "forced" to replace the staff. I have been with the management company for eight years, over three at Carriage Park, and this does not ring true. Danielle D. Cannon, Property Manager, Carriage Park

I have lived in many apartments and nowhere a month to month lease means 60 days notice. My previous apartment i was on month to month lease and i havd to give 30 days notice and that is it. If the Manager wants I can give name of apartment complex i was in and she can verify. That rule is always for a full 6 month / yearly lease. The reason we pay a higher premium for a month to month lease is so that we can vacate the apart with 30 days notice. There is a reason it is called month to month. I have checked with a lawyer and if you are on month to month lease 60 days notice does not apply by law. Check with your lawyer if you are forced to give a 60 days notice or two months rent. A month to month is what the name is .. 1 month notice.!
