Years at this apartment: 2005 - 2007
The pluses: (1) accepts pets, which I found rare around here, (2) some parking- has always been adequate for me, (3) across the street from bus stop for 3 buses headed right by CMU and Pitt, (4) can walk to Walnut St for expensive dinner or shopping- also long but feasible walk to supermarket, (5) I haven't had any problems with my neighbors here- generally considerate folks, (6) tremendous water pressure and hot hot water- showers here are great, not crappy cold mist treatment, (7) the apartment itself is large for a one bedroom.
Minuses- the management, while friendly and willing to listen, and usually good about sending workmen (I have had good interactions and good impression of the workmen- I think they operate in good faith and want to do a good job) over in a timely fashion for service calls, provides less and less service, sometimes to the point of being dysfunctional.
(1) Don't count of being able to navigate the driveway in winter. If you need to drive to work, you'd better look elsewhere. The driveway becomes a sheet of ice and the management throws CINDERS (yes, cinders if you can believe it) onto the ice. Of course, this only adds filth and flying pebbles to the situation. The poor ice removal is the sole reason I keep maximum insurance on my car. The ice cinder covered driveway is one reason I really appreciate being only 1 mile (walking distance) from the supermarket.
(2) One of the laundry facilities has a partially collapsed ceiling and one of its two driers is broken. It's been like that for at least a year.
(3) The guy in the other post said how the office accepts packages. They used to, and that was a great service one might expect and appreciate from a landlord with an on-site office. The management here stopped accepting packages, though, so that plus is gone. The office people are very friendly- you might be able to request exceptions on particular occasions, but its no longer routine.
(4) Another service no longer offered is the complimentary placement/removal of window air conditioning units by the workmen.
(5) The temperature in the apartments (heat) is fixed at a preset level. I think it is around 67 in my unit if my thermometer is working properly.
(6) Comically small kitchen. The management really can't help this without large expense, it's how the building is built.
(7) Ambulances come down 5th and turn on Aiken. This didn't bother me at all, but could be a concern for residents who are noise-sensitive and closest to the street.
Overall, for me, the parking and location were a big pluses, the lack of ice removal on the driveway was a major minus. The trends of diminishing services combined with rising rent is also noteworthy.
