                            Thank you for taking the time to provide a review. I would like to apologize if you are having any issues reaching me in the office. We do encourage prospects and tenants to schedule appointments when needed as we don't want you to have to wait as there is only one person in the office. We can be reached by leaving a voicemail or sending an email to the property in which a sign is posted on the office door with details. I always get back to calls and emails within 24 hours after office hours and within an hour during office hours. I would like to invite you to call or email me and we can go over any concerns you may be experiencing. With that said the lights on the hill are scheduled to be repaired next week, and I do appreciate you bringing this to our attention. As for all other projects we are in a transition period and do have a high priority list of scheduled repairs. Unfortunately not all tenants like to dispose of their trash properly which can cause trash in the parking lots but maintenance does pick up the grounds daily Monday thru Friday. As far as the parking situation the property was built in the 70s and therefore not all standards that exist today apply to older properties such as the parking spaces near the walkways. Handicap spaces are installed when requested as necessary. All carpets are cleaned by a professional company if not replaced and inspected by maintenance but If you are unhappy with your carpets we can discuss and arrange a walk thru of your unit.                               Thank you for taking the time to provide a review. We would like to apologize again for any frustration you may have experienced during your move. We would also like to ensure all concerns are handled immediately and hope to make the situation right! To address a few of your initial concerns, the hot water issue was looked at by a certified plumbing company and no issues were found. We informed you that the water needs to run for a few minutes in order for it to become hot, as that is just due to how far the unit is located in regards to the hot water tank and is completely normal. We always knock before entering the units and will try to make accommodations when the tenant is home if that is what they prefer, but we also like to make sure everything is taken care of promptly with 24-48 hours. Any concerns brought up at move in were dealt with by our professional maintenance team members. We hope you will bring your concerns to the office staff so we can address any other issues such as cleanliness right away. We encourage all residents to turn in their move in inspection form right away after move in so we can address any items marked. We look forward to speaking to you soon and appreciate your feedback!

Unfortunately the large hot water heaters are tied to more than one apartment home, and this can cause residents to wait just a bit before their water is hot while it travels through the lines. We do take maintenance requests very seriously and have had our experienced maintenance team and a contractor look at your particular water heater to ensure it is working properly. We do apologize if you feel you were mistreated or that our staff was anything but polite during your visits to the office. We make every effort to ensure all tenants are following the lease terms and charge a lease violation fee or non-renew residents when we continue to have violations regarding our pet policy. I would like to apologize if you have had any issues with the office or maintenance staff, as we do our very best to make sure all tenant requests are handled properly and in a timely manner. I have seen police cars on the property doing their routine patrol in the past which is a precaution to prevent any crime. Also we do encourage tenants to call the police at any time if needed especially if they have noise complaints such as the ones you mentioned. This seems to be one of the most effective ways to let people know it is not acceptable at any time to be noisy outside for everyone to hear. I encourage you to bring any safety issues to our attention and welcome any ideas on improving our community. We make sure all lighting is up and running at all times, and we do ask tenants to inform us immediately if this is not the case. The North Hills overall is still a great area to live and is considered very safe compared to others, but again no matter where you reside we encourage people to always be cautious.                                       Thank you for taking the time to provide a review. We would like to address a few of your concerns. First, we expect tenants to be responsible pet owners as we are one of the few communities in the area that accepts pets. We do enforce all lease addendums and charge fees for any tenant that is not compliant. As for the heating upstairs, this is due to the property not having return air vents, but the way to eliminate the problem is to close the vents downstairs (mainly by the thermostat) to force the heat/air upstairs. This has proven to be a great solution for tenants and normally resolves the issue. Also a new furnace filter is needed at times when experiencing these issues. The community also offers commercial hot water heaters that control hot water to a few units, causing water to take a few moments to warm up. At the time you resided here, we did not even charge for water/sewer usage, we actually included the usage in the rent. At the time the fee for water usage started, we made sure to be comparable to all the other communities in the area to ensure our tenants are getting the best flat rate. Gas is also now a flat rate which is a huge savings for tenants to avoid the high heating bills. The pool hours are always 11am to 7pm which is standard. Last year we started using a professional company to avoid problems such as lifeguards calling off and needing to close the pool, so this issue has been resolved and tenants are very pleased with the change. We hope this helps answer any concerns to those interested because we do feel this is a great location & a great place to call home. Again, we appreciate your review as it helps us to better the community for future tenants.

First and foremost, we would like to say that the event that happened last year definitely was a tragic one but would like all tenants to keep in mind we were not the only property or place targeted by this person. Unfortunately events such as this and less tragic ones can and do occur everywhere. The incident this past week with cop cars did not involve any major activity and was contained to one unit and they were removed from the property before it could have become more of an issue. I would hope all tenants and future prospective tenants would understand that our staff do everything they can to ensure the safety of our tenants and do get police involved when needed. We run criminal background tests on all tenants before allowing anyone to live on the property which keeps crime and issues low or nonexistent on the property. We do encourage any tenants who have concerns to reach out to the office and we can answer any questions you may have. Thank you!

                                          Thank you for giving us feedback from your experience. I would first like to apologize again for the inconvenience and frustration you had during the time of your furnace being intermittent. We do our very best to ensure all tenant requests are taken very seriously and resolved immediately. In your particular case, we sent both maintenance team members to inspect the furnace and it was not malfunctioning during the time they were there. We did then call a professional company to handle the issue in hopes they would be able to figure it out, but also found nothing. It wasn't until a day later when the furnace then began to have further issues instead of being intermittent in which we were able to properly diagnose & repair with parts. Again we do apologize for the inconvenience; however, every time we came to repair the unit, it was not malfunctioning. As for the dog feces, we do our best to enforce the lease terms and do charge tenants a lease violation if they are caught not picking up after their pet.                                               Thank you for taking the time to write a review. We would like to address any issues you may be having in your home. We extend the offer to call the leasing office so we can get the maintenance supervisor involved ASAP. At no time should you have anything that looks like mold in your apartment and we need to address the issue right away. Some people do confuse mildew and mold but either way bleach would be the start of the solution and we would then look into why it is occurring (leak, moisture, etc). As for the heat, yes they are older buildings and do not have return air vents upstairs. This causes the temperature to vary depending on the room. The solution is to close the vents downstairs or the one closest to the thermostat to keep the furnace running longer instead of heating the living room and shutting off since it registers to temperature. We would be happy to send someone to help with this if needed. Also we would like to look into replacing your furnace filter as this could also be part of the issue. We are a pet friendly community so we do have several dogs. We do enforrce a clean up policy and charge a lease violation fine to any tenant caught not following the rules and regulations. As for the police being at the property the only incident we are aware of lately is one where it was for a medical emergency. Most anything that happens on the property with the police involved is provided to the leasing office. While we won't say they have never had to be called in the past it has only been for minor issues and this unfortunately can happen anywhere. We want all of our tenants to enjoy living at The Cascades and do our very best to make sure all needs and concerns are met for each and every tenant. I apologize for any frustrations you have had and again would like to invite you to call or email the office with any issues so we can look into them immediately.

Depending on the type of work order it can take more than one time to repair especially if we don't know the exact source causing the issue. Our maintenance team is determined to repair any issue the first time it's reported. We also provide a resident portal where tenants can place work orders online & the manager can contact the tenant back via email to let them know it was received and give an update if they would like one. All lights are tested to ensure they are working properly. If residents ever notice a light is out, we request they contact the office immediately to have it repaired ASAP.                                                     I would first like to thank you for your review. We appreciate any feedback we can get to make the property an even better place for our tenants to call home! I would like to agree that we do have some tenants who do not clean up after their pets, as this seems to be the case at many pet friendly communities. We do offer the doggie bags & clean up stations in hopes that all tenants would put them to good use. We encourage tenants to come forward to report anyone who is not cleaning up after their pets as we do serve lease violation letters as a warning and then do fine tenants for the clean up. This has seemed to help in the past. The parking lot can tend to be a little tight at times. We have sent letters around to inform tenants to have their guests park further away in courtesy of tenants having a place to park close to their home. The actual spaces are standard parking spaces. As for the lighting we encourage all tenants to come to us and report any light poles that may be out on the property. We do have electricians who inspect to make sure all are working properly. The areas that are not lit by light poles should be lit by not only front porch lights, but also flood lights in the area. If there are any outages please report to the office immediately. As for maintenance, we try to complete all work orders within 24-48 hours, but at times can take up to 5 days. Of course if a specific part is needed, that can delay the response time. Our maintenance staff strives to get all items repaired properly the first time, but please understand that sometimes that is not the case depending on the issue & we may need to come back. We have one maintenance technician who tends to complete work orders when the supervisor is off or is attending to emergency work orders. Our maintenance supervisor has been here for over 10 years and takes pride in correcting all issues the first time! If you are having a recurring issue we encourage you to call the office and discuss with us so we can make sure this gets resolved immediately. Again, we appreciate your feedback and value you as a resident!
