I am not quite sure about all the issues people constantly complain about at Orchard Ridge. Maybe it's the building I live in or maybe it's the fact that I truly love the place! All of my neighbors are very nice, you hardly hear a thing, very safe, well built, etc. When I first moved in, I needed to have Maintenance stop by twice - never, ever a problem. Fast, reliable, and very clean. Maintenance guys never stay a lifetime people. Give the new guys a chance. They are very nice as well.

I have dealt with Management on a few occassions and they could be nothing more than very pleasant and friendly. When you stop in to say hi, they always greet you with a smile and are very accomodating.

The only issue that I have is that some of the residents (that means us) drive a bit too quick around some of the curves. This is not the fault of the complex though - it's our own fault. SLOW DOWN and watch for people trying to back out on curves!! Some people on here say they see Cops all the time. I have never seen one. Again, maybe it's the building I live in or my neighbors'

The buildings seem to be very well built and maintained. Grass is cut often, clippings are blown away, and landscaping is always maintained. They just installed some sprinklers around the clubhouse lawns, the flowers are a nice touch, and the pool areas are spotless.

I am absolutely 100% happy that I moved to Orchard Ridge. I would recommend the community to anyone - singles, familes, or seniors. I truly believe that the people that gripe here are disgruntled non-paying or late paying residents who bring the problems on themselves.

Others on here (or the same person) keeps saying the vacancy level is high. I see people moving in almost every weekend. My building seems to be full. The parking lots later in the evening are almost full - so that tells me we don't have a vacancy issue.

I know what you all will say - I must be Management... Not even close. Again - read all the postings, it's virtually the same person writing the posts and replying to themselves. You can certainly tell by their ranting style of writing.

You're still new, give it a few months until the issues really start to get to you. Have you lived at any other apartments before this one to know what to compare it to? And wait until winter, your utility bill is going to be close to $300 a month because the heat seaps out the doors and walls since the insulation is horrible. There are vacancies because people leave after a year, there is a high turnover because it's not a good place to live. And people are moving in because they, like you, don't believe what they read through these reviews. Like I said before, just wait a couple of months.

I REALLY resent being called a "disgruntled late paying or non-paying resident." I NEVER payed late or failed to pay MY rent, thank you very much... and yet I had an absolutely AWFUL experience at that fine, delightful apartment community. You are either blind and deaf, as the response above suggested, or you are mentally defective.

I've been living in OR for a year and a half and have had no issues either. Yes, I've heard some loud music and cabinets being banged (although I believe that neighbor has a small child), but never anything so annoying I had to call management about. The cop issue...there's a cop who LIVES in OR. There's a cop car parked a few buildings away from the club house almost every night...because they live there! I've never seen any cops called to an apartment, nor heard anything worthy of calling the police about. This is my third apartment, the first 2 were both in college. This place is by far the better with a very nice staff, great grounds, and wonderful apartments. As for your utilities rant...I never pay more than $80 a month for heat in the winter and I have my heat set to 72. Maybe you should get a second floor apartment...or stop cranking the heat so high.
