My lease was originally through another realtor, ARPM started managing the building right before I moved in. Overall, they haven't been too bad, but I do have a few issues with them... the building itself is a bit old, but clean and liveable. We were told that there would be carpeting, when we moved in there wasn't any. When I called to ask about it, I was never allowed to get past the receptionist, who knew nothing about it. I finally called a manager directly and was told that the building tile was too old to support carpeting, no big deal but I had to go through about five phone calls to get that answer. Also, every time I have called I've been put on hold for at least ten minutes.
ARPM is also having trouble renting my apartment for next year (probably because rent increased by OVER $100/month- the apartment is fine, but not that nice!). They have been bringing people through every day to look at it. One morning, they called at 9am and left a message on my cell phone, which was off, the message was that they would be bringing a tour through the apartment "in the next few minutes". My roommate was sleeping and I was in the shower... not a very pleasant way to start your morning. Usually they call about a day in advance, though..
Overall, they're not so bad, maintainance is great, they're always there right away if you have a major problem, and the people at ARPM really do seem to be concerned about whether we are happy. I'll probably live in another one of their buildings next year, the only reason I'm not keeping this apartment is because of the HUGE rent increase.
