Okay, Briarwood has several types of units. The one I'm talking about is a 2 story townhouse (if you've already looked at Briarwood, it's one of the smaller townhouses, not the really big ones). We have lived here for almost two years now.

Most of our neighbors are students but there are a few families w/ kids around. We're right across the street from the YMCA and there are a couple of parks nearby. We're within walking distance of a grocery store (Weis) and they don't mind if you borrow a cart to get your groceries home (they send someone to pick them up every week).

Pets are allowed in our type of unit but not in some of the others. Our building is about 30 years old so we're looking at a few minor maintenance issues (small cracks in the walls/ceilings, doors that don't hang exactly straight, etc) but anytime that we've had to call maintenance, they are almost always there that day.

Our biggest complaint is that our utilities are not included and our gas bill can be pretty high some months. Oh yeah, gas heat and stove, electric everything else. There is a washer/dryer hookup on the 1st floor. If you don't have a washer or dryer, there are laundry facilities in several buildings on the complex but I've never used them so I can't tell you if they're any good.

Parking is pretty good... there's at least one spot per unit in the lot in front of the building, there is an overflow lot less than a block away and a decent amount of street parking as well. We are also on the R bus route which runs every 10-20 minutes or so depending on the time of day.

Overall, Briarwood was a good choice for us and I highly recommend it if you're trying to escape the $1000 rents of downtown State College.
