I have lived in 2 different types of townhouses in Briarwood's complex.

The first was a 3 story 4 bedroom deal and it was pretty crappy. I lived there with 3 other people who I didn't know (I was subletting). I had the bedroom on the top floor and while it was nice and cozy in the winter, the AC didn't even think about making it up to my room in the summer. Also, the floor sagged a LOT (I'm talking 6-8 inches in the middle of the room) and the stairs were really narrow and felt pretty shaky... BUT, I was only paying about $300/mo (that's taking into account the utilities) for a HUGE bedroom (21ft x 14 ft) and my own bath so I couldn't really complain. Also, I only had to put down $100 for security deposit (now they require $200/person) but even though the apartment looked like a tornado had gone through it, I got $75 back (which I wasn't expecting at all).

Anyway, now I'm living in a 2 story, 3 bedroom/2.5 bath townhouse that isn't great but it's a dream compared to the other place. The bedrooms are pretty small and our gas bill in the winter is over $200 sometimes (and that's after we put the plastic sheeting over the windows).

On top of all that, we had a list over 2 pages long (typed) of problems that we noticed upon move-in, most of which have not been corrected. We were pretty careful and took pictures of everything before we even moved our stuff in but since we're still living here, we don't know if that's gonna matter when it comes time to get our security deposit back.

The maintenence guys are great, after I had my baby they even scheduled any work around her naps so they wouldn't wake her up.

Again, we ----- and moan about our gas bill but considering how much cheaper this place is than any comparable place in town, we're still saving money.

I would definately recommend Briarwood to students or small families in State College looking to save some money... but remember to double the management's utilities estimate or you'll be in for a bit of a shock once the cold weather hits.

If you're looking for a luxury apartment, this ain't it... if you're looking for something cheap and relatively quiet, you'll probably do pretty well here.
