Me and three others have lived in a 2 bedroom for 5 months, and we have been happy overall with our experience. The apartment itself is pretty spacious, and there are lots of closet space. The furniture they provide are crappy, but it gets the job done. The walls within the apartment are really thin, but i've never heard any of our neighbors' noises. The staff is nice, and maintenance has always responded to our problems promptly. As with any "free" heat, the landlords have control over when and how much they provide. Our heat doesn't work in the bedrooms, so it's always cold there. Parking is good, neighbors are polite, there are places to eat and a grocery store one street down.
The bottom line is, you will probably never find the perfect apartment. It's about balancing your budget and deciding what you're willing to live with. For a low-rent complex like Lion's Gate, you should expect to have to make some compromises. Some of the things other reviewers have complained about (not having rights written in lease, pet fees, deposits, controlled heat) are a standard across all state college landlords. Overall, I've found Lion's Gate to be a quiet, cheap, and accommodating place to live.
