Nice at first, but

I rented from Pheasant Glen for 5 years. In that time, I had numerous maintenance problems. For example:

(1) When I first moved in, I noted a 'bubble' in the ceiling of the upstairs bathroom and was told that maintenance would take a look at it and fix it if necessary. Five years later, when I moved out, it still had not been fixed (despite me asking many times), and had in fact gotten worse - much worse. A small paint bubble had become a crack in the ceiling.

(2) I had a leak in my living room that took nearly a year (yes, a year) to fix. This was not a 'few drops of water' leak, either. This was a stream. Bad enough that there was a crack across the living room ceiling where the drywall warped.

(3) The thermostat in the dryer broke. I requested maintenance. They came, looked at it, turned it on for a moment, saw that it was producing heat, and said there was nothing wrong with it. The problem was that the dryer was so hot that it actually melted the plastic feet on the little wire shelf I had sitting on top of it. This took repeated complaining to get fixed - despite the fact that it was downright dangerous.

(4) I opened my kitchen cabinet, only to have the drawer fall off and smack me in the head. This one was fixed rather quickly - by turning the door over and reattaching the hinges to the opposite side.

(5) I had a wet spot in the dining room carpet, near the kitchen wall. Not damp. Wet. Step on the carpet and have water squish up between your toes wet. I asked for maintenance. They couldn't figure out where the leak was. It turned out that the dishwasher was to blame, but it took months of complaining and repeated visits for them to figure it out.

(6) I had ice on the inside of my windows in the winter after the furnace/water heater problem. I repeatedly showed this to them. Never addressed as a problem.

(7) The front door had such a gap when it was closed that you could see daylight through it. Solution' Add another piece of cheap foam weather stripping (that didn't stick anyway).

(8) The front doorknob was broken. When asked to replace it, they wanted to replace it with a knob that didn't have a key/lock.

(9) When asked about animals (specifically, a doctor-recommended assistance/service animals), they replied with "We only allow seeing eye dogs."

When we moved out, we were billed for numerous issues that were related to their maintenance/repair failures. A few examples:

(1) Damage to upstairs bathroom ceiling. (From the 'bubble' problem mentioned earlier.)

(2) Damage to the carpet. The only area of the carpet that actually needed replacement was where they had failed to deal adequately with the dishwasher leak. By the time they actually did anything about it, the problem in the 'leaked on' area was so bad that the padding beneath it was actually rotting and slimy. They told us they'd replace the carpets for us. Never happened. Instead, they decided to charge us for them after we moved.

(3) Replacing numerous fixtures that were broken (and noted as such) when I moved in:
(1) refrigerator shelf that was cracked
(2) freezer door that didn't shut properly (had to lift/push/fight to shut it)
(3) broken/damaged medicine cabinet
(4) screen door that was damaged

The office staff was a pain to work with, and trying to deal with the main office (Keystone Realty/Apartment Store) was horrible (it might be worth reading reviews on the Apartment Store, since this is one of their properties). They refused requests for copies of maintenance requests/records. The main office was very rude to me when I had to deal with them. I don't believe that in the entire five years I was there, I ever received a receipt for paying the rent - in fact, I believe I was told "Your cancelled check is your receipt." Not helpful when you choose to pay with a money order. A money order stub is not an adequate receipt.

In short, it was nice at first. Then I had to deal with the office for things other than just handing them money.
