Brynfield Apartments are large, have character and are in great location. However, there are several drawbacks.

First, the landlord does not handle maintenance issues in a timely manner. Repairs are eventually attended to after several phone calls have been made, but are poorly fixed and do not last.

Secondly, vacuuming and mopping are left unattended in the commons areas. Flooding occurs frequently through the entire building every time there is rain. Due to poor management there is no enforcement to a hire a cleaning service and/or have maintenance investigate where the water is coming from. Therefore, it is left unattended and dries out on its own while harmful mold and mildew accumulate.

Lastly, there is no insulation between the first and second floor apartments. Apparently, there must only be a party wall to separate the two because you can hear everything above. It truly seems like you are sharing an apartment with your neighbor! (BELIEVE ME YOU HEAR EVERYTHING!!)

I agree. There is absolutely NO insulation between the first and second floors. I currently reside there are I am researching whether this constitutes a breach of a warrant of habitability or the tenant's right to quiet enjoyment.

I'm studying to become a paralegal right now. Actually, this does sound like it constitutes a breach of warranty of habitability, especially the situation with the accumulated water and harmful mold and mildew accumulation.
