Just minor defects, but then again, it's a rental!

So far, I've had a great experience living here. The office staff & maintenance crew have been very friendly & helpful - one guy even came out on a Saturday (the day after I called) to fix a pipe that was leaking under my sink. The main manager is a little loud & wacky, but that's just her personality so you can't fault her for it. It's very quiet and peaceful, the grounds are well kept, the pool is AWESOME and clean, the parking lot gets re-paved often, and communication between management and residents is very good - we get notices on our door about everything that's going on. The neighborhood is a mix of older, retired residents, recent college grads who work full time, young couples and single parents with children.

The Downside...(yes, these may be trivial to some people, but I'm trying to be thorough!)
- I live on the first floor, and whenever it rains, lots of slugs crawl onto my patio and sometimes up my sliding glass door (ew)
- Directly outside the window of my room are 3 A/C & heating units - which are very loud when the windows are open - but I was the unlucky roommate to have picked that room out of a hat.
- I've noticed a good number of spiders getting in, which I think can be attributed to the window screens not fitting properly. I would just keep my windows closed, but it gets pretty stuffy!
- The screen door leading out to my patio SUCKS and is so hard to get open/closed - it always comes off the track. They wouldn't replace it for us b/c it still technically "works"
- The paint job/wall patches they did before we moved in were pretty crappy, but then again, it's an apartment
- The pipes under the kitchen sink and main bathroom sink were not tightened properly, and when we first turned the water on, it leaked all over the place (we just fixed it ourselves)
- My shower tiles had 8-9 strange holes in them... looks like they repositioned where the safety handles were and then didn't bother to fix it. (Not a huge deal, but it just looks stupid)
- In the beginning of summer, watch out for carpenter bees on your patio/balcony. The exterior of all the buildings is wood, and they drill holes all over the place. They don't sting, but they fly at your head and are just annoying. After a few weeks, they go away.

Top 5 GREAT things about Treetops:
1. Safe neighborhood; no shady characters walking around
2. Close to everything - downtown WC, bars, restaurants, 202, etc.
3. HUGE pantries connected to your kitchen - full size washer & dryer in there, as well as TONS of storage space for cleaning equipment, food, or whatever you can't find a home for
4. Water, Sewer, Trash & Parking are FREE (so nice)
5. Plenty of parking spots (guests don't even need a pass, they always have a place to park)

I fully agree with you about the spiders and honeybees.. Staying on the first floor has its drawbacks in terms of these bugs, I guess. Even with the pest control and extermination once-a-fortnight honey bees, spiders-big & small, silver fish and worms manage their way into the house even with the main mesh door in the french windows and bed room windows being kept closed. And I fully agree about the window mesh screens not fitting properly and have a gap and the office says they just cant change the window screen to a better and close fitted one (without any gaps). In the winter this also leads to more heat loss because of the gaps. The first floor is better for families with toddlers as they can run around without being bothered about the noise they are causing (This is a BIG concern for families with toddlers and kids who stay on the 2nd or 3rd floor apartments as they have to have a check on the kids' running around or jumping which can be a disturbance for the downstairs people. Even without kids people who use personal treadmills on 2nd and 3rd floors cause a lot of disturbance for people living downstairs.) The maintenance guys are very prompt and good. And yes, the office staff especially one of them has such an inherent loudness about her that she can scare people off, but I guess she is just like that. So, dont be bothered about her. The rents vary even with the same floor plans(upgrades and non-upgrades etc.).. so, better check out for rent specials least you don't want to pay more than others in the same floor plan like yours.(There can be a difference of around $100 or more per month with rent specials).
