MONEY TO THEM IS ALL THAT MATTERS

Lived in the Tall Oaks (formally Governor Arnold) Apartments on New Road in East Providence. These guys (Bilodeau) bought the building and raised our rent from $475 to $595 per month. No gradule increase with these guys. They sent us a new lease with this ridiculous rent increase and also requested another $595 security deposit on top of it! Excuse me..... but I have lived in this building for 5 years and now Bilodeau takes over and thinks they can squeeze every penney out of a person. Very unreasonable people to rent from.

So we refused to sign a new lease and found a new place to live. Now in the mail today they say send us an instruction notice telling us how to go about vacating our apartment. Included with this instruction sheet is a "CHARGE LIST" These are items they will charge us with if not done by the time we move. Listen to how ridiculous this is. After reading, you'll swear that Bilodeau management must be on Crack!

Replacement of complete set of keys $175

Replacement of Mailbox Key $65

Trash Removal per trip out of unit $45

Stove Cleaning $35

Refrigerator cleaning $35

Bathroom Cleaning $75

Kitchen Cleaning $90

Carpet Vacuming per room $35

Floor Sweeping $25

Hole in the Wall (other than nail holes $150

Furniture Removal (based on size/weight) $35-$200

Carpet Steam Cleaning $50
(will be charged unless receipt of cleaning is provided)

Replacement of Interior Unit Doors $200

Trash Fines Assessed by city officials $500

Labor Charg $25 per hour

Overhead on deductions 20%


So how is that for just plain unreasonable and ridiculous'''' I forgot to mention when my unit needed a smoke detector replaced, the girl on the phone said someone would be by to fix it in a few days. IN A FEW DAYS!!! God forbid if there were a fire. These guys couldn't get to me for a few days. So I went out and bought my own damn smoke detector. When I called back to tell her this, God forbid they would offer to reimburse me for it. That's definately something they did not do.

Please do yourself a favor and stay away from this place. Previuos owners were as nice as could be. Unfortunately once Bilodeau Management took over, Money is the only thing that matters. I'm out of this place is one more week. I weep for future tenants.
