Years at this apartment: 2005 - 2008
The grounds and the bldg. are impeccably maintained, and when you have a problem, the doorman/management is responsive. The location is great. Also, although I never used them, there are many amenities generally only found in NYC apartments (like a business center, gym, catered lunch, etc.). I am a full-time NYC resident and my Regency apt was my pie de terre, so I was only there a few times a month... All in all, still, I was generally happy with my life there.
There are some considerations, though, in case if these things matter to you.
1. The noise. It is right off the highway, and Broadway traffic is really heavy. As such, you get a LOT of traffic noise if your apartment--like mine--faces Broadway and/or I-95.
2. The elderly residents. Regency has A LOT of older people, and they are mostly pleasant. However, they don't necessarily like younger people, and since they are home a lot, they may notice a lot of things, like you closing the door, talking on the phone, etc. Sometimes, you'd get a noise complaint on your answering machine from the doorman, when you aren't even home.
3. The management is greedy. I never got the refund for returning my "Regency card," and they kept $400 of my security deposit, despite the fact that I rarely used my apartment and I, in no way, damaged anything--and I had the place professionally cleaned before moving out. YOU SHOULD BE VERY CAREFUL when you move out, perhaps having an associate do a walk through might help. They know you won't waste your time suing them for $400, and the same thing has happened to several of the people I knew from Regency.
4. The management can't seem to keep their employees. The manager changes so frequently that you can't really trust them. For example, you make an arrangement for a repair or an update with one manager. Then, he'd be gone 3 months later and the new management says she has no knowledge of the promise. GET THINGS IN WRITING--but I doubt that they would...
5. The outdoor parking is adequate, but the spaces are small and you will get dinged a lot.
So, if these things don't bother you, it is among the VERY few luxury apartments available in the area, and the rent is reasonable when you consider the amenities they offer.
