I moved to the promenade after accepting a new job in Providence. Im able to walk to work with no reservations about going through rough areas. It is located behind the mall so it's just outside of the financial district area but its only about a 5 min walk. Rent is a bit pricey but it helps to eliminate nasty neighbors too. The worst residents are the college students although Ive not really had too much issue with this. They are just spoiled rich kids whose parents pay a ton to put them up in a luxury apt. What's wrong with dorms' They are a bit of an annoyance on weekend nights when they like to come home drunk and can be loud in the hallways. I think it would be smart to not allow students in the apt building as the majority of residents are professionals. I am less than a yr out of college and it bothers me. Concierge service is decent, not exactly like a hotel and it seems like they adjust the hours too often (i.e. going home early) but they are quick to respond. All my maintenance requests (which have been minor) were fixed the next day. They do allow smoking so when I began to smell smoke seeping under my door, i complained and immediatly maintenance installed a strip on my door to block it as well as rerouted my vents. Problem solved. Very nice apts, your friends will be jealous. Unique floorplans are the main attraction. the staff realizes you are paying a lot for rent and will treat you well as a result. After less than a month the concierge knew me and my apt #. Very professional in my opinion. Highly recommended.

you are a year out of college, so why are you complaining about college students living there? They are practically the same age as you (im assuming) unless you went to college late. Some of the colleges in Providence have on campus housing issues that force alot of students off campus. For instance, the Rhode Island School of Design only has dorms for FRESHMAN. After that, its up to a lottery. The upper class on campus housing is just as expensive as a room in the Promenade.... so why not live there? they have a pool and, like you said, friendly staff and great amenities. If you haven't had bad experiences with the college kids living there, don't complain. If people are nice, regardless of age, they are nice. Also, you do not know how much the kids pay to live there. Perhaps they have full time summer jobs and work part time during the school year to help offset their parents monetary burden. Lastly, maybe you should have some more fun with your friends and come home drunk once in a while. Its often quite fun. Loosen up man.
