I've living in the Promenade for most of the summer. The residents are a healthy mix of mid to late 20's, newly weds, a few families with babies and or kids, and a good amount of older renters 55
The residents appear to be mostly white collar workers. Everyone is kind, quite and polite. The place is seriously very quite - all the time! The only objectionable people in my experience here are the staff! The front desk employees change often, it's hard to keep track of them and build or maintain relationships with them.
The rent is a little expensive: about 1800 - 2000 for 1000 sq/ft of living space. There are also several units in undesirable locations - under the gym, windows at street level, below grade - watch out for these units - it seems they show them first.
There is no outdoor area to speak of - only a beautiful courtyard which you cannot use! This is understandable since you would not want people making noise near the windows of several lower level units. However, I think it would make more sense to allow access from 10 am to 6 pm - restrict access all other times - this would make more people happy.
Amenities are good; the pool is nice, clean MOST of the time; the gym is GREAT; washer and dryer is expensive at 1.75 per wash and 1.75 per dry.
Parking is good if you have it, but lame if you do not. There is a garage - it is gated all the way around except for the main entrance - which kind of defeats the purpose. One bedrooms get one parking spot, two bedrooms get two spots. EXTRA SPOTS are 85 a month! This is high, especially since the garage is basically only 40% full.
The apartments themselves are very different and unique. Some have good layouts, some are terrible. Many have nice exposed brick, very high ceilings, and huge windows (some with views). Rugs are kind of cheap, wood floors are rare - dont let the website pics fool you - most units have rugs! Appliances and countertops are nice.
The pet policy is very shady. They say this place is pet friendly, but i'm not sure how friendly. I've heard there is a hefty pet fee for dogs and cats! I have no pets, but several people do, and they seem to think that the pet fee is unreasonable. I'm not sure of the cost or policy.
Ok, so overall, the place is a 7 out of 10. The high rent, small spaces, and parking costs are the downfalls. Also, the location is good, but you still have to go under the highway to get the city - which can be scary at some points of the day. The building boarders a "bad" area of the city. I would recommend the Promenade to others; its good points over shadow the bad.
