I have lived here for 10 months and I have been very satisfied with Winchester Park. The staff have always been helpful. Maintenance requests have always been fixed promptly and to my satisfaction. I have a 2 level 2 bedroom 1.5 bath unit. It is a very spacious apartment (1226 sq ft - the second largest available) with plenty of closet space. There is a separate dining room. There is a large balcony off the living room. The living room also has an alcove that I use as an office. The unit is currently going for about $1250 per month with no utilities included (amenities such as use of the tennis courts, outdoor pool, and small fitness room are included). It seems expensive but I feel that it is worth it. Some have said that they nickel and dime you...however, they were very upfront about what I was expected to pay. They gave me estimates about trash/water & electric that were accurate. The trash & water bill is usually about $35 to $45. Electric varies widely since both AC (central ac in bigger units...window ac in others) and heat are electric. During the winter the electric bill averaged $225 per month but it was much less during the months when I could go without the ac or heat on. They do require renters insurance - I don't remember exactly how much it was but I'm thinking it was $175 for the year.

The complex is very pet friendly. They allow cats and dogs of all sizes (there are a few breed restrictions...like most other places). Pet rent is $35 per month for my 10 lb dog (it is more for larger dogs). There are doggy stations scattered throughout the complex that supply you with bags so you can clean up after your pet and a trash can so you don't have to take it home with you. There are quite a few green grassy areas for pets to enjoy.

The grounds are nice. They mow, rake, plow adequately. The lighting at night is also adequate. I have always felt safe here. A few of the parking lots have recently been repaved or patched up. Parking could use some improvement. There is only 1 assigned spot per apartment and while there is other unassigned parking...it is minimal in most areas. My area probably has the best parking situation - with the most unassigned spots (including a few spots under covered parking). However, I see alot of people parked on the street or creatively fitting 2 cars in 1 assigned spot.

There are several laundry rooms throughout the complex (only the 3 bedroom apartments have W/D in unit - they also have garages...not sure if they cost extra.) I usually don't have a problem with all the W or D being in use when I want to do laundry. It seems kind of expensive though - currently $1.75 each for wash & dry.

I think that covers everything! Overall I have been very happy here and will be sad to leave this fall (relocating for job). I have been having a hard time finding an apartment in my new area that is as big as this apt!
