The good:
The floor plan of the 2nd Floor 2BR 2BA is great. Plenty of space, although storage space is a problem (in terms of cloests and cabinet space). The general location of the property is the Best in BLF I feel. You dont have to go on 278 to access Kroger, Blockbuster, Wendy's and a host of other retail/commerical/office spaces.

The bad:
Oh there is so much bad. Let's start with the traffic flow. There is only one way in and out of the complex. Cars, Trucks, LRTA Buses Constantly flow through the complex. Add that to the lack of sidewalks and the dozens of people that walk to the LRTA bustop and you have a real life game of Frogger on your hands. The waste management is horrendous. One container located close to the clubhouse. On Weekends the trash is overflowing the bin and begins to pile up alongside and before long ends up in the flow of traffic yet another object to dodge. The amenities (the two pool and fitness room) leave a lot to be desired. In the defense of the new management company (they are a whole other story) they seem to be trying to upgrade them as of June 2005. The pools were dirty, over chlorinated and hard to access; they had good potential because of their size and adjoining sundeck. The fitness center was small, and was filled with nonfunctioning or dated equipment.

The Ugly:
Well having the Bluffton/Savannah Serial Raper strike your apartment complex doesnt make you feel too safe. Of all the apartment complexes in BLF I wonder why we chose this one. Maybe just my looking at it, he could feel the apathy that the former management had or maybe it was a spur of the moment thing after grabbing a Frosty at Wendys, who knows. Aside from that major crime, seeing Beaufort County Sheriffs Deputies paying your neighbors a visit is not unusual. You yourself will probably be asked if you know person X or where person Y is. Another strange thing at this complex they like to have apartment checks on a quarterly basis. I have never lived in a place where a member of management comes into your apartment during the workday and checks at your living conditions. Most of the time less than 24 hours notice is given, and you are not given a reason why they are checking apartments or what they found in your apartment that they liked or disliked.

Landmark, the new owners/management, is known for buying undervalued or distressed properties (that would fit this complexes description) and turning them into condominiums. A story chronicling the rumors of CVAP going condo can be found in a Bluffton Today. So I dont know the future of this complex however I cant imagine it could get any worse.

Bottomline is CVAP is a very multicultural community that has some nice floor plans and a fair price, by BLF standards. If constant traffic flow, occasional violent crimes and an uncertain future dont bother you then welcome home.
