My roommate and I lived in this apartment for 1 year and in general, and we will not be renewing our lease. The maintenance team is good, because they have to be. While living there, we had the following problems: a 2 inch diamter hole above our stove at move-in, crown molding coming off the wall, carpet with stains (of which they are trying to charge us for at move out), my entire toilet had to be replaced, the vanity lights above my bathroom sink fell out of the wall leaving a giant gaping hole (I witnessed the maintenance guy put electrical tape over the hole before putting up a new light fixture) and here's the kicker; removing my water heater for over a month (admittedly I was out of town) and not replacing it because they didn't think we would "need it" since we were moving out soon. That's against the law, and I am still contemplating legal action against the company.

The original management and office staff were great, however the new staff is not very polite and the manager is often too busy to take your calls. You may think you are getting a deal since the cable is included in the rent, but understand all they did was add $40 more dollars to everyone's rent payment during the transition. Parking can be a bit of a problem. The walls are really thin, I've heard my neighbors through their good times and their bad times, quite frequently. In terms of safety and bushes, the lights in the parking lot near our building were consistently out. However, beware of the porch light, there is no way to control whether it turns on or off, and in your electricity bill you are charged a "community lighting fee" for those lights and some others on the property. I think you should have some control over electricity that you have to pay for, although that's just my humble opinion. We constantly had to ask to have the bushes near our apartment trimmed since it not only is a safety factor, but large overgrowth invites lots of insects and bugs.

On a more positive note, the location is pretty nice, all the neighbors seem friendly. However, for the rent you have to pay (with this new cable inclusion and your water bill) you can probably do a lot better in West Ashley or on James Island.

I am sure you were not the perfect renter.... there are always two sides to a story... I live here and I think that it is a wonderful place to live- I also happen to think the new office staff is not only helpful but very knowledgable. Also- my rent is very reasonable.

Ha-ha, the anonymous response is obviously a joke. All (5) pools are under quarantine by the City of Houston. Laws are being broken by both Property Management Company and residents. The complex is now owned by the bank. There have been no repairs made since the hurricane in 2008 to any of the devastation occurred as result. There are holes in roofs to most of the buildings. Contact Fair housing, the state, the governor, and the police, legal action is also recommended. Unfortunately, the positive responses on this site example and show best the behavior of the Property office staff for Babcock and Brown who ignore the problems and don??t know what pro-activity is, nor how to do their jobs, they are not scared of anything. Since their reception of the Apartment complex everything has changed drastically, negatively in all areas. (I called 911 (4) times this weekend regarding residents swimming in the quarantined pools, tells you a bit about the residents cares/concerns for rules and the health and safety of their children). HPD are the only ones holding this place up. I'm fed up with the ignorance such as the example above from idiot personnel and I recommend to all to stay away from this place. It is full of crime; if you live here you will need a gun. Don??t expect help from the office staff as they only sit at their desk throughout the day and squander time and are rude to the tenants as entertainment. Also, expect them not to work an entire work day. They will lock their office doors at whatever time suits their desire anytime of the day. Maintenance idiots are lazy and don??t know how to do their jobs nor want to. Office staff will not help you or care, nor give concern or provide customer service as is in their job description, expect nothing to be done concerning any problem only ignorance and lack of pride in themselves and their most importantly jobs. They do not know what work is. It is live at your own risk. Many foreigners and people from Louisiana who are not scared of anything and don??t know what laws and rules are living here and tear everything up. There is crime, spray paint everywhere, lack of supervision to children, drugs, homicide, assault and overall negligence. Latin residents are babied by staff and as result feel as though they can disrupt and do whatever they want. People work on their cars in the parking lots and park illegally on the street, Olympia, the street that divides the complex, obstructing the view, there is glass to show for all accidents committed. Watch out for accounting errors as the bookkeeper is not qualified to do her job. The staff has high turn-over, it says something about the management company when the manager, the maintenance supervisor, and the bookkeeper all quit at once. The place was perfect and well run before the idiot from North Carolina purchased it and in his own words stated he did not care about the property due to the race/manner of its residents. If he could not afford it, he should have never bought it. If you want to live in hell, be discriminated against, treated badly by office staff who are there NOT there to make residents uneasy but do their jobs and assist; live here as a joke to yourself. Most of the staff play and do not know what work is. Everything is in chaos. I have had (2) rent increases in the past year, for what? Pools are quarantined; gates are open, no security or manager representation. That is the biggest joke of all for an apartment complex with this many units to mislead and have NO SECURITY. You are REQUIRED by Texas law to have security (or HPD officer living on the property at least) with the volume of residents here. THERE IS NO SECURITY PROTECTION. Fair housing, Texas laws are broken on a daily basis, this staff is scared of nothing and love to receive citatations and be told off by tenants over and over. Some foreign investors need to purchase this property. The staff will be long gone soon; Babcock & Brown is over & out. The long post above has obviously clicked on the wrong apartment complex as this property does not have 5 pools, or gates, or a street called Olympia, or anything like what they are describing! People should be careful before they post things like this that it is the right complex.
