The location, condition of the buildings, ample parking and good layout make University Place a great deal. All of the units are privately owned, and many owners have totally renovated the insides- of course some are still in need of rehab. I don't think there is anything that offers better bang for the buck- we have a totally renovated, mostly furnished unit on the first floor for $850. As for hearing the neighbors: it's a college development and no matter where I've lived in Clemson (and that's a LOT of places) I could hear other residents.
Regarding management: there is no on- site management company, each owner uses their own company (or by owner). I've heard bad experiences and good. Ours happens to be good. Your requests for repairs have more to do with the owner than the mgt company.
There is no pool or volleyball, but there are not many places in "original" Clemson that do have them. You pretty much need to be further out hwy 93 near Central to have that stuff. It's also one of the only places I know where you can have a parking tag for a boat or trailer and not get towed or annoyed by the HOA.
It's not the Taj Mahal, but overall a definite thumbs up.

Sounds a bit phony. "TA_10" is too knowledgeable and apologetic.
