I lived in a 3 br apt here for 3 years. Overall, it is a nice complex, and better than most in the area. The appliances were decent. The rent was fair. The water bill was very high. BRT adds the water bill onto your rent. It's a flat rate and was $45 a month when I was there. That is crazy high for water.
Couple of problems:
While we were there, a pipe under the apt above us broke and flooded our apartment. All the carpets were soaked with filthy water. The pipe broke due to poor construction. Over the years, the building was settling, and there wasn't enough room between the pipe and the concrete. This was a serious pain while they were fixing it, but our rent for that month was prorated and cut in half.
Also, the units across from mine caught fire and burned down. Someone threw a cigarette in a trashcan on their balcony. Thankfully, no one was hurt and the community was very nice in helping those who lost their apartments. Each unit has smoke detectors and water sprinklers. In this case, since the fire started on the porch, the sprinklers did not turn on it time to save the units.
The maintenance staff was usually quick to respond to any problems.
The pool is too small, and people from the surrounding community use this pool.
A lot of USC and Columbia College students live there. We always had friendly neighbors and safety was never a concern.
It's a fairly new complex, and I would recommend this to anyone, especially students.
