I've been a resident of Cornell Arms for about 2 1/2 months, and my experience hasn't been the majority of the other reviews. This is all going by my short time
Parking - Good luck. If you don't have a car then it has no effect on you, especially if you're a college student. If you have a 9-5 job like I do, then the parking situation is OK. By the time I get back to my apartment I can park in the meter spaces, I just have to get out early. There are plenty of meter spaces about a block away from the building and I have failed to see a time when they're all occupied. If you are in the building during meter hours, stock up on quarters until your name pops up on the waiting list.
Noise - My neighbors are pretty quiet and don't keep me up all hours of the night. I was in the elevator one day when someone on the sixth floor told a guy who was visiting his friends on the fifth floor to tell them to keep it down. So I guess it just depends on what apartment you get. The walls are thin enough so you can hear your neighbors.
Grounds - Parking lot seems clean. Cigarette butts are all over the place, but nothing serious. There has only been one time where trash overflowed and bags were laying outside the bin. I never see any trash in the hallways
Safety - I've heard that there is a bum population that circles around Cornell Arms, but I haven't seen it. Then again, it is early for me, but I haven't been acosted once. I've come into the building many times between 1 am and 6 am on weekends and I haven't seen anyone shady. Maybe when its Summer things will change, but for now I think its safe.
Construction - The building is old, yes, so there are things that can be an issue. My apartment might have one outlet with a ground, so stock up the three prong to two prong converters. Plugs don't stay in the outlets very well, so make sure to position the cords so they don't fall out easily. The faucets in the bathroom leak, but very little.
Maintenance - I haven't needed to call them yet, but I see the maintenance man around a lot. I don't know how you will take that. Maybe there are a lot of problems with the apartments, but then again theres always someone to fix them. Like I said, I haven't been bothered yet.
Staff - The people working the front desk are very sociable and the other staff members are nice as well. There is one woman who has the tendency to snap at you for asking a simple question, but thats it. Since I moved in everyone there has been accomodating and I haven't had problems. This morning when I left for work there was a note in the elevator from the staff that seemed a tad whiny. Whoever wrote was pretty unprofessional. Maybe thats why there were a few new negative reviews of Cornell Arms on this website.
Overall - I'm not really sure. I am going to have to renew my lease this summer and I'm not sure if I'm going to do so. I know the building is old and there are bound to be maintenance issues and the building is big and the parking lot isn't so big, so there are bound to be parking issues, etc... I just don't know if its worth the rent. As long as something like this week doesn't happen again, and if it does, things will be handled differently, then I might renew.
The Water Situation - The pipe burst on a floor lower than my floor. Also, I have several options to shower and clean myself up. What I'm saying is that even though it was an inconvenience, it didn't inconvenience me as much as it would have for other residents. Things happen, I understand that. Some residents I spoke to in the elevators that have lived there longer say that this is the first time something like this happened to them. In the end, the water is fine now, but whats worse than losing the water is that management isn't taking any responsibility for it or trying to rectify the situation. There has been no talk of lowered rent or anything like that. I think its only fair. If nothing happens then I'll move out and find a better place.
