My aparment has flooded and has mold in every corner imaginable. Please safe yourself some money and time, do not move here! I've been promised time and time again that something would be done, but still there is no positive to this terrible situation. No one deserves to live in stagnant water and hazardous mold/fungi. If you don't believe me take a look at the pics I've posted. The master bathroom flooded, and there is massive wood damage. Everytime it rains I have to move my new living room set to the opposite side of the room because rain pours into the living room window, runs down the wall, and lingers in the carpet. Everything in the apartment smells of mold/mildew, especially in this SC humidity. Also, the laundry room has flooded twice within the past week; the complex's soulution: wet vac all the water up each time. Again, words from the wise-- DO NOT MOVE HERE! I feel sick everytime I walk into my house because the smell and obvious mold/water damage is so sickening and awful. Just a couple of more weeks and I'll be long gone though. I wish I would've read all these horrible stories before moving here, and yes, I have a basement apartment which loves to flood obviously.

If I were you I would call DHEC and the fire department so they can give you a letter saying that the apartment is uninhabitable. And also a letter from DHEC stating the proper way to remove the mold. Send copies of those letters with a letter from you stateing that you would like the problem remedied with in 14 days ( which means not just wet vac) If they do not start with the remedy with in 14 days, you can go to magistrates court and try to file a constructive eviction. This means thet the Tenant ( you) would like out of the lease due to the apartment being uninhabitable. You will have to go to court and maybe pay $50 for court fees, but you can get out of your lease. When you start looking for a new apartment be sure to take your magistrate papers to explain why you are leaving, cause HM managment is known for giving bad rental history to new apartment communities, which may prevent you from getting approved at another community.
PS. If you are getting sick you may need document that by going to a doctor. tell him about the mold issue in your home and make sure you have the doc put you symptoms down in writting. The Judge will love that! Also talk to you neighbors. They are more then likely going through the same thing and if Fire Chief and DHEC can confirm problems in several buildings they might want to inspect all and hopefully shut the place down.

I am the person that wrote the review here on 09/17/07. I had all the same problems you describe except mine went on for a month (then we moved out as the basement apartment was deemed uninhabitable by the Fire Marshal). Anyway, to add to my review a woman was carjacked at gunpoint in front of building 5 in Dec of 06.
I don't get why no one has reported the management to the courts as "slum lords." Not long before we have enough for a class action lawsuit!

Were you able to see your apartments before you moved in?....I am a resident here at Hamilton Mills and to answer you question, yes they did show the model before move in!! After I moved in, I leardned from my unit neighbors that the apartment that I live in/was leased was broken into a prior to my move in...therefore I soon learned that my apartment became vacant very rapidly, b/c the previous young lady had moved out and broke her lease (boy I wish that I knew this).....
Aside from this, my roof did leak alot (it was opened for a month before they repaired it). The leasing agent Ashlee (I think that this is the proper spelling)is very unprofessional and SLACK..!!! Work orders are rarely completed in a timely manner, the maintainence staff hangs with the tents in the parking lot when they should be WORKING!! It seems that one of the quickest ways to get service, is to withhold rent or threaten to calll corporate!!
Finally, my floor boards are sloping inward (I live on the second floor).....I literally can walk around my Studio and feel the floors "wanting to cave in".. I have reported it to management and ws assured that someone would be by tp check it out...I waited and waited STILL NOTHING.. I was told by the Asst. Manager that she and the new Apt. Manager would be by...NOTHING!!! Finally, I called and was told to "place tape on the sections, and they will come by to check it out"...Needless to say they have not been by...I hate living there and desperatly await the completion of my leasing terms.......I would stay anywhere else on Benetly Drive accept this community...SERIOUS!!!
